Job summary

POSITION DESCRIPTION
Property Manager
Department: Operations
Reports To: Regional Property Manager
FLSA: Exempt
POSITION OVERVIEW

The Property Manager is the operational leader of the community who is accountable for its financial performance, its people, and the experience of every resident who calls it home. This role owns the full scope of on-site operations: leading the leasing and maintenance teams, managing the operating budget, and driving the occupancy and revenue outcomes that protect and grow the owner's investment.

KEY RESPONSIBILITIES
Financial Performance & Reporting
  • Own the property's operating budget, monitoring income and expenses monthly to achieve NOI targets.
  • Review and analyze weekly and monthly operational and financial reports, identifying variances and implementing corrective action.
  • Manage delinquency proactively through consistent follow-up, payment plan enforcement, and timely initiation of legal proceedings when necessary.
  • Approve invoices, purchase orders, and vendor payments in accordance with budget authority and company policy.
  • Prepare accurate and timely owner reports that communicate performance, risks, and forward‑looking recommendations.
Leasing & Occupancy
  • Maintain occupancy and revenue goals by overseeing the leasing process from lead generation through lease execution.
  • Coach the leasing team on sales technique, follow-up cadence, and conversion performance.
  • Monitor market conditions, competitor pricing, and demand trends to inform pricing and concession strategy.
  • Ensure all lease documentation, applications, and move-in procedures are completed accurately and in compliance with company policy.
Resident Experience
  • Maintain the standard for resident communication, responsiveness, and service delivery across the entire team.
  • Oversee the resolution of resident concerns and complaints, intervening directly on complex or escalating situations.
  • Lead retention efforts including lease renewal outreach, resident engagement initiatives, and move‑out recovery conversations.
  • Conduct regular property inspections to ensure curb appeal, common area standards, and unit quality meet ownership expectations.
Team Leadership & Development
  • Recruit, onboard, and develop team members in alignment with company hiring standards.
  • Conduct regular one‑on‑ones, performance reviews, and coaching conversations that connect individual behavior to team outcomes.
  • Hold team members accountable to performance expectations while creating an environment where people want to grow.
  • Partner with the maintenance supervisor to ensure work order response times, unit turns, and preventive maintenance schedules are met.
Compliance & Risk Management
  • Ensure full compliance with fair housing laws, landlord‑tenant regulations, and company policies at all times.
  • Maintain accurate resident files, lease documentation, and property records in the property management system.
  • Oversee incident documentation, insurance claims, and safety protocols in coordination with the maintenance team.
  • Identify and elevate deferred maintenance, liability risks, and capital needs to ownership and regional management.
QUALIFICATIONS
Required
  • 2+ years of experience in residential property management, with at least 1 year in a supervisory or lead role.
  • Demonstrated ability to manage a budget, read a financial statement, and act on variances.
  • Working knowledge of fair housing laws and landlord‑tenant regulations.
  • Proficiency with property management software such as AppFolio, Yardi, RealPage, or equivalent.
  • Strong written and verbal communication skills with the ability to interact professionally with residents, owners, and vendors.
  • Ability to work a flexible schedule including occasional weekends during high‑traffic leasing periods.
Preferred
  • Experience managing a multifamily community of 100+ units.
  • CAM designation or active pursuit of NALP, CAM, or equivalent credential.
  • Experience in a third‑party property management environment.
  • Track record of meeting or exceeding occupancy, revenue, and expense targets.
