An opportunity awaits an experienced and dedicated Property Manager to oversee a portfolio of affordable residential buildings across New York City. This role includes daily operations management, staff supervision, regulatory compliance oversight, and a strong focus on tenant satisfaction. The ideal candidate will be detail-oriented, proactive, and experienced in affordable housing management, including union environments and compliance with HQS and HPD standards. On-call availability for emergencies and routine travel between boroughs are essential parts of this role.

Key Duties:

  • Conduct regular property inspections, ensuring compliance with safety and housing standards, including HQS and third-party inspection platforms.
  • Manage and support site staff, ensuring schedules and payroll processes are accurate and timely.
  • Oversee work order systems and coordinate prompt resolution of maintenance and repair needs.
  • Address resident concerns in a professional and efficient manner.
  • Enforce leases and property occupancy guidelines.
  • Oversee contractors and vendors, securing bids for both operational and capital projects.
  • Address and resolve code violations in a timely fashion.
  • Coordinate the turnover process for vacant units, including inspections and readiness.
  • Ensure building systems and equipment meet operational and safety standards.
  • Prepare and manage property budgets, track expenses, and generate performance reports.
  • Handle procurement processes using platforms such as Order.co or similar tools.
  • Coordinate HQS activities, including scheduling inspections and certification processes.
  • Be prepared to respond to after-hours emergencies as needed.
  • Regular travel between assigned sites is required; reliable transportation is a must.

Qualifications:

  • 3–5 years of experience managing residential properties, including affordable housing and market-rate units.
  • Knowledge of local, state, and federal housing programs and requirements.
  • Experience working within 32BJ and/or 621 union environments.
  • Familiarity with building systems, repairs, maintenance, and relevant NYC local laws (11, 87, 84).
  • Strong communication skills to interact with a diverse range of residents, staff, vendors, and other stakeholders.
  • Proficiency in YARDI, Microsoft Office (Excel, Word, Outlook), and Windows-based systems.
  • Ability to develop and manage budgets and generate operational reports.
  • Strong project management, organizational, and leadership skills.
  • Flexibility to work in a dynamic, fast-paced environment with an eye for detail and follow-through.

Schedule:

  • Monday through Friday (with on-call availability for emergencies)
  • On-site presence required at various locations throughout Bronx and Staten Island
