Job summary

MiddleTown Property Group was founded in 2013 by twin brothers Dane and Derek Wilson when they purchased their first property while attending Ball State University. Over the past decade, the company has grown significantly and now manages approximately 1,200 residential units in Muncie Indiana. The owners have strategically shifted toward majority self-managed and owned properties, maintaining control of more than 80% of the units under management. Role Description

This is a full-time, on-site Property Manager role based in Muncie, IN. The Property Manager will oversee daily operations for assigned properties, including coordinating leasing activities, responding to resident inquiries, and ensuring efficient move-in and move-out processes. Responsibilities include handling maintenance requests, working with vendors, conducting property inspections, and maintaining safe, clean, and well-functioning communities. The role also involves monitoring rent collections, assisting with budgeting, preparing basic reports, and supporting compliance with company policies and applicable regulations. The Property Manager will collaborate closely with ownership and internal teams to provide a positive resident experience and support occupancy and retention goals.

Qualifications

• Property management and leasing skills, including experience with resident relations, unit turns, and occupancy management.
• Operational and administrative skills, such as scheduling, recordkeeping, and basic budgeting or reporting.
• Maintenance coordination skills, including familiarity with building systems, vendor management, and routine property inspections.
• Customer service and communication skills to interact professionally with residents, owners, vendors, and colleagues.
• Problem-solving and conflict resolution skills with the ability to handle issues calmly and fairly.
• Proficiency with property management or related software, as well as general computer skills (email, spreadsheets, document tools).
• Ability to work on-site, manage multiple priorities, and make sound decisions with minimal supervision.
• Previous experience in property management, real estate, or housing operations preferred.
• High school diploma or equivalent required; associate or bachelor's degree in business, real estate, or a related field is a plus.
• Knowledge of local housing standards and basic understanding of landlord-resident responsibilities is beneficial.
