Job summary

Elm Grove Companies in Manchester, NH is seeking an experienced Property Manager to oversee day-to-day operations of residential and commercial properties with a focus on affordable housing. You will balance tenant relations, financial oversight, compliance, and operations to ensure compliant, efficient, and profitable properties.

The ideal candidate has 3+ years in property management, knowledge of Section 8/LIHTC/HUD programs, strong communication and organizational skills, and proficiency

Qualifications

• Bachelor’s degree in Business, Real Estate, or related field preferred.
• 3+ years of property management experience, including affordable housing programs (Section 8, LIHTC, HUD, etc.).
• Strong knowledge of property laws, leasing practices, compliance requirements, and maintenance coordination.
• Excellent communication, negotiation, and organizational skills.
• Proficiency in property management software (AppFolio, Yardi, Buildium) and MS Office.
• Ability to multitask, problem-solve, and manage time effectively.
• Bilingual in English and Spanish strongly preferred.
• Optional: Real Estate license, ARM or other PM certification preferred.

Responsibilities

• Oversee daily property operations, ensuring compliance with policies, local regulations, and affordable housing program requirements.
• Maintain strong relationships with property owners, tenants, vendors, and housing agencies.
• Handle tenant communications, including lease administration, renewals, recertifications, and conflict resolution.
• Ensure accurate completion of annual certifications, income verifications, and other program compliance documentation.
• Coordinate property maintenance, inspections, and repairs in a timely manner.
• Prepare and manage budgets, financial reports, and expense tracking.
• Market available units, conduct property showings, and manage the leasing process.
• Lead, train, and supervise on-site staff (if applicable).

Position Summary
