Job summary

Capital City Apartment Association is seeking a Property Manager for a 150-unit single-family and build-to-rent portfolio in Lakeland, FL. You will manage owner relationships, occupancy, renewals, and maintenance coordination with a dedicated support team.

Requirements include an active Florida real estate license and PM experience in single-family or build-to-rent properties. The role requires regular travel to sites, and a company vehicle is provided along with strong benefits.

Responsibilities

• Owner relationships: onboarding new owners and accounts, quarterly written updates, responsive support, conflict resolution, and offboarding.
• Occupancy: listing and vacancy management, market research and rent pricing, showings, applications, and a smooth move-in experience.
• Tenancy and collections: delinquencies, non-payment notices, legal/eviction processes, owner collections, outside collections and credit reporting.
• Renewals: negotiating renewals and increases, market analysis, tenant communication, document management.
• Inspections: mid-lease, move-out, safety and compliance, and QC before and after maintenance work — plus reporting findings to owners.
• Maintenance and turns: work orders with your APM and maintenance coordinator, owner contributions above the NTE limit, capital expenditure items, scopes of work, turnover budgets, rent-ready sign-off, and security deposit final accounting.
• Leadership: weekly APM meetings, quarterly team evaluations, mentorship, and championing company culture.
• On-site five days a week in Lakeland, FL, with regular travel to properties.

Revalorize Talent has been retained by a well-established third-party property management firm to hire a Property Manager for a 150-unit single-family and build-to-rent portfolio in Lakeland, FL. In this role your top priority is the asset and the owner and you'll have a dedicated team handling application processing, lease renewals, and maintenance coordination so you can stay focused there.

What You'll Own

What You'll Bring

Compensation And Benefits

• $60,000–$75,000 base, depending on experience
• Quarterly KPI-based commission plus performance bonus up to $3,000 per quarter
