Job summary

Newbury Living is seeking a Property Manager for a 216-unit apartment community in Kansas City, MO. You will lead daily operations, manage budgets, and drive occupancy and resident satisfaction through a high-performance on-site team.

In this role, you’ll guide the stabilization phase, oversee maintenance and capital projects, and collaborate with senior leadership to achieve strategic asset performance. Excellent communication and ownership are essential.

• Drive leasing velocity, resident retention, and occupancy through disciplined execution and team accountability
• Develop, manage, and control operating budgets; analyze financial performance and implement corrective actions as needed
• Oversee maintenance operations and capital initiatives to ensure asset preservation, curb appeal, and on-time project completion
• Recruit, develop, and lead on-site team members with clear expectations and a culture of ownership and professionalism
• Serve as the primary point of contact for residents, maintaining consistent, transparent, and professional communication
• Identify and implement process improvements that enhance efficiency, service delivery, and sustained asset performance

Within your first 90 days, you've assessed the team, owned the numbers, and have a clear plan. By month six, occupancy is at or above 95%, delinquency is consistently under 5%, and the property is operating on budget.
