Fairlawn is seeking a highly motivated Property Manager for the Maywood at Speedway Apartments in Indianapolis. You will oversee on-site teams, manage budgets, and ensure exceptional resident service while aligning with Fairlawn's values.

Responsibilities include budgeting, renewals, leasing, reporting KPIs, and coordinating maintenance. A strong customer focus, 5+ years of leadership, bilingual English/Spanish and proficiency with AppFolio are preferred.

Qualifications

Fairlawn is seeking a highly motivated Property Manager. The role is accountable for the successful day-to-day operation of the Maywood at Speedway Apartments location. The objective is to integrate all property functions and ensure the property is operating at its best. What you will do

• Lead and manage on-site team members, holding them accountable for assigned responsibilities
• Lead regularly scheduled meetings reporting on leading and key performance indicators, taking action if goals are not met
• Review and audit property performance against budget, communicating with the corporate office and ownership as needed
• Contribute to annual operating and capital budgets and monitor capital budget progress
• Inspect properties to ensure the highest standards, evaluate maintenance and grounds, inspect vacant units for market-ready condition, and audit leases, resident files, and move-in paperwork
• Manage the renewals process, unit availability, listings content, and marketing channels
• Handle resident accounting: rent collection, security deposit reconciliations, delinquency follow-up, posting payments, and preparing deposits
• Maintain rapport with prospective and current residents, vendors, and team members
• Ensure compliance with all Fair Housing laws (training provided)

Additional: serve as an emergency contact for the property, and be available to work longer hours and weekends during prime leasing season and turnover.

Requirements

• At least 5 years of people management experience (property management experience a plus) and a strong customer service background
• Proven record of successfully leading teams
• High school diploma or GED (bachelor's degree preferred)
• Bilingual (English/Spanish) preferred
• Previous leasing or sales experience preferred
• Proficient with relevant technology (Microsoft Office, AppFolio, Outlook)
• Superior attention to detail, high energy, and a positive attitude
• Excellent written and verbal communication skills
• Valid driver's license and reliable transportation

Pay: $55,000 - $65,000 per year, plus additional monthly or quarterly incentive pay for meeting goals
