Cushman & Wakefield is seeking a Property Manager in Houston, TX, responsible for managing a property or group of properties for a client under the management agreement. You will oversee lease administration, budgets, vendor contracts, and construction projects while leading a team of property staff.

Qualifications

  • Bachelor’s degree in Business Administration or related discipline preferred.
  • 3+ years of real estate property management or related experience.
  • CPM, RPA, or CSM designation or in process.
  • Possess real estate license.
  • Strong knowledge of finance and building operations.
  • Ability to manage a team of professionals, including employees and vendors.
  • Experience negotiating commercial lease/contract language.
  • Advanced knowledge of Microsoft Office Suite.

Responsibilities

  • Manage lease administration duties and monitor lease records.
  • Monitor collections and coordinate default proceedings.
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental directives.
  • Provide leadership to property staff, including hiring and performance management.
  • Develop annual inspection process and conduct inspections as required.
  • Develop operating and capital budgets, track variances, and oversee CAM reconciliations.
  • Bid, negotiate, and manage vendor contracts.
  • Abstract all property leases in lease administration software.
  • Coordinate with owners and accounting to ensure reporting accuracy and contract compliance.
  • Oversee tenant and building construction work to ensure timely completion.
  • Participate in leasing and client meetings to align goals between teams.
  • Foster positive relationships with tenants and external/internal clients.
