Job summary

Qualifications

  • 3+ years of real estate property management or related experience.
  • CPM, RPA, or CSM designation or in process.
  • Real estate license required or in process.

Responsibilities

  • Manage property(s) for client under management agreement.
  • Oversee lease administration and collections; coordinate default proceedings.
  • Ensure compliance with policies, codes, and regulations; report as required.
  • Lead property staff; hiring and performance management.
  • Develop annual inspection processes and capital budgets; track variances.
  • Bid, negotiate and manage vendor contracts per requirements.
  • Interface with owners, accounting, and third parties to ensure contract compliance.
  • Coordinate tenant work and construction to meet timelines and client goals.

Job TitleProperty Manager (CRE)Job Description SummaryResponsible for the management of a property (or group of properties) for a client and fulfilling the manager’s obligations under the terms of the property’s management agreement.Job DescriptionESSENTIAL FUNCTIONS AND RESPONSIBILITIESResponsible for all lease administration dutiesMonitor collections and coordinate default proceedingsEnsure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directivesProvide management and leadership to property staff, including hiring and performance managementDevelop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, C&W’s best practices, and/or client requirementsDevelop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery processBid, negotiate, and manage conformity with vendor contracts in accordance with C&W’s contract requirements or client requirementsAccurately abstract all property leases in lease administration softwareMaintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reportingCoordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at propertyParticipate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve client’s goals and objectivesProvide and foster positive relationships with tenants, external clients, and internal clientsKEY COMPETENCIES1.
