Main Line Search is seeking a Property Manager to join its Philadelphia team, overseeing a portfolio of office, retail, and industrial assets and coordinating leasing, maintenance, and financial performance.

You will work with senior management to set operating strategies, manage tenants and vendors, and oversee capital projects. The role requires strong communication and a hands-on asset management approach for an ownership-focused organization.

Qualifikationen

• 5-10 years of property management experience, ideally with an owner/operator.
• Experience managing multiple properties and working across office, retail, and/or industrial assets.
• Strong understanding of commercial property operations, maintenance, construction, leasing, tenant relations, and financial management.
• Experience preparing and managing property operating and capital budgets.
• Proficiency with Microsoft Office, particularly Excel.
• Prior experience with Yardi required; Yardi Voyager experience is a plus.
• Excellent written and verbal communication skills.

Aufgaben

• Oversee the day-to-day operations of a portfolio of commercial properties, including leasing coordination, collections, maintenance, administration, and compliance with property business plans.
• Partner with senior management to establish property-level operating objectives and implement strategies to achieve them.
• Manage tenant relationships, respond to tenant requests, and ensure a high level of customer service.
• Oversee rent collection activities and ensure compliance with lease terms and payment requirements.
• Manage vendors, contractors, and maintenance personnel, ensuring service quality, responsiveness, and adherence to contractual requirements.
• Develop scopes of work, solicit and evaluate competitive bids, and oversee repairs, maintenance, tenant improvements, and minor construction projects.
• Coordinate tenant move-ins and move-outs.
• Conduct regular property inspections and monitor building conditions, maintenance needs, and overall presentation.
• Develop and manage annual operating and capital budgets and forecasts for assigned properties.
• Monitor monthly financial performance and work closely with accounting on reporting, CAM reconciliations, budget-to-actual analysis, and expense management.
• Review and approve property invoices, expenses, tenant adjustments, and expense classifications.
• Prepare and review property-level financial reports, analyses, budgets, and monthly status updates.
• Maintain comprehensive knowledge of assigned properties' business plans and provide recommendations regarding capital expenditures and operational improvements.
• Coordinate building and building-system inspections and ensure appropriate follow-up.
• Oversee building maintenance and cleaning programs, including vendor selection, bidding, contract administration, and service-level monitoring.
• Ensure properties comply with applicable governmental requirements, regulations, and reporting obligations.
