JOB SUMMARY:

Oversees all aspects of assigned commercial properties. Ensures properties are operated in accordance with the Owners goals. Develops and maintains Tenant and Vendor relationships at assigned properties.

Duties and Responsibilities:

The Property Manager is responsible for the overall operation and management of assigned properties in accordance with management agreements and ownership objectives. This role ensures properties are maintained to Regency's standards, remaining clean, safe, functional, and professionally presented. Responsibilities include coordinating maintenance and repair activities, managing vendor relationships and contracts, overseeing work orders and expenditures, monitoring utility accounts and services, and conducting regular property inspections. The Property Manager serves as a primary point of contact for tenants, fostering positive relationships, resolving concerns, and addressing tenant-related issues while collaborating with Lease Administration to ensure compliance with lease terms and applicable regulations. The position also supports budgeting and financial management efforts by monitoring expenses, identifying cost-saving opportunities, and assisting with annual operating budgets. Additionally, the Property Manager prepares property and management reports, stays informed on market trends and local economic conditions, promotes process improvements and operational efficiencies, maintains accurate records within Yardi, utilizes AI and technology tools to enhance property management operations, and provides after-hours support for emergency situations. Other duties and special projects may be assigned as needed to support organizational goals and the interests of property owners.

Experience:

Minimum five years of Commercial property management experience.

Education:

Bachelor’s degree or equivalent combination of education and/or experience

Skills:

Strong written and verbal communication skills, Strong aptitude to solve problems, project management and strong computer skills. Strong organizational and time management skills. Able to demonstrate language, math and reasoning skills consistent with those in similar level positions. Able to work efficiently in a team environment. Yardi software experience and knowledge is a plus.
