Job summary

S2 Residential is seeking a Property Manager for The Wynne in Doraville, GA. You will lead Leasing Agents, partner with Maintenance, and implement strategies to maximize occupancy and resident satisfaction across a high-performing community.

Ideal candidates bring 2+ years of property management experience, strong leadership, and a passion for community service. This on-site role offers growth and a values-driven culture aligned with S2’s standards.

Qualifications

• 2+ years of Property Manager experience.
• Knowledge of Fair Housing and related laws (FCRA, ADA, Landlord-Tenant).
• Valid driver license and auto liability insurance is required.
• Must have reliable transportation.

Responsibilities

• Lead a team of Leasing Agents to meet performance goals.
• Coordinate with Maintenance to ensure work orders and turns meet standards.
• Increase occupancy and resident retention.
• Develop strategies for challenging markets.
• Approve and monitor budgets for ROI.
• Report to executives on risks and opportunities.
• Host resident engagement events to reinforce value.
• Represent S2 and uphold Core Values.

What you’ll do:

• Lead a team of Leasing Agents, ensuring they meet their performance goals
• Collaborate with the Maintenance team to ensure work orders and turns are being completed to S2’s standards
• Continuously looking for ways to increase occupancy and keep resident retention at an all-time high
• Develop and execute new strategies to succeed in increasingly challenging markets
• Approve and monitor budget expenditures for maximum return on investment
• Report to the executive team on key business risks and opportunities
• Host engagement events to show our residents how much they mean to us
• Maintain the company’s reputation by representing S2 and be an advocate for our Core Values

Our Hours:
9:00 a.m. to 6:0 0 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Property Manager position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities.

Physical Demands:

Ability to climb up to four flights of stairs to access apartments.

Ability to walk several acres to tour community.

Some lifting; up to 25lbs.

Ability to sit or stand for long periods at a time.
