Job summary

Coastal Ridge Real Estate is seeking a Property Manager to lead the daily operations of 801 Polaris apartments in Columbus, OH, delivering exceptional resident service while achieving financial and operational goals.

You will manage leasing, rent collection, budgeting, and reporting, guide a team, and partner with corporate and investors to ensure compliance and strong community performance.

Qualifications

  • High school degree or equivalent required; bachelor’s degree preferred.
  • 3–7 years of progressive experience in conventional housing property management.
  • Experience with property management systems such as Entrata, Onesite, or Yieldstar.
  • Proficiency in Microsoft Excel and data analysis.
  • Strong leadership, communication, and problem-solving skills.

Responsibilities

  • Drive the financial success of the property by achieving monthly, quarterly, and annual goals and maximizing NOI.
  • Lead and participate in leasing production, marketing, and maintaining competitive market knowledge to maximize rental income and occupancy.
  • Oversee rent collection, manage delinquencies, and ensure compliance with landlord/resident laws.
  • Cultivate and support a high-performing team through training, mentoring, and accountability.
  • Recruit, hire, and develop team members while aligning with company policies and goals.
  • Deliver superior service to residents by monitoring service requests and addressing concerns to improve retention.
  • Manage operational reporting and ensure timely submission of regular and ad-hoc reports.
  • Identify financial and operational risks and communicate corrective actions to corporate.
  • Serve as the primary liaison between corporate and property, and interact with investors as needed.
  • Promote adaptability and innovative thinking to meet evolving community needs.

Job description

As a Property Manager, you will lead the overall operations of your community, ensuring exceptional service delivery to residents and achieving the property’s financial and operational goals. You will foster a positive and collaborative work environment, provide guidance to your team, and champion our core principles to create a thriving community. This is a full-time, exempt position reporting to the Regional Manager.

Where You’ll Work:

801 Polaris apartments perfectly mesh modern urban living with suburban comforts and amenities. We’re nestled between Polaris Fashion Place and High Banks Metro Park with easy access to I-270. Our apartments feature studio, 1, and 2-bedroom floor plans with luxury finishes throughout – such as wood-style plank floors, stainless steel appliances, granite countertops, pendant lighting, and walk-in closets with extra storage.

What You’ll Own:
  • Drive the financial success of the property by achieving monthly, quarterly, and annual goals, maximizing net operating income through effective revenue improvement strategies and cost management.
  • Lead and participate in all aspects of leasing production, including administration, marketing, and maintaining competitive market knowledge to maximize rental income and ensure budgeted occupancy levels.
  • Oversee and participate in all aspects of timely rent collection, manage delinquency rates, and adhere to landlord/resident laws, including executing necessary legal actions.
  • Cultivate and support a high-performing team by training, mentoring, and holding team members accountable for their roles and responsibilities while fostering a positive and engaging work environment.
  • Recruit, hire, and develop team members, addressing performance concerns and maintaining team alignment with company policies and goals.
  • Deliver superior service to residents by monitoring service request completion, maintaining aesthetic standards, and proactively addressing resident concerns to enhance retention.
  • Manage operational reporting requirements, ensuring accuracy and timely submission of all regular and ad-hoc reports.
  • Identify and communicate both operational and financial risks to corporate management and collaborate to effectively establish corrective action plans, as needed.
  • Serve as the primary point of contact between the corporate office and property and interact with investors as necessary.
  • Promote and model adaptability, encouraging innovation and solutions-oriented thinking to meet the evolving needs of the community.
  • Perform other responsibilities as assigned.
What You’ll Bring:
  • High school degree or equivalent required, bachelor’s degree in Property Management, Business or related field preferred.
  • Willingness to obtain all licenses and/or certifications required by State or Local jurisdictions including but not limited to PA, IL, NJ and IA.
  • 3 – 7 years of progressive experience in a conventional housing property management role, with at least one year as a Property Manager preferred.
  • Experience with property management systems such as Entrata, Onesite, or Yieldstar preferred.
  • Proficiency in Microsoft Excel, including experience creating formulas, sorting, and filtering data.
  • Strong leadership, communication, and problem-solving skills with a passion for driving team success.
