RHM Real Estate Group is seeking a Property Manager to run the day-to-day operations of our Cleveland multifamily property. You will lead with servant leadership, foster teamwork, and manage leasing, maintenance, and resident relations to deliver an exceptional living experience.

You will oversee budgets, ensure timely financial records, and lead staff through training and performance reviews. This on-site role requires strong organization, reliability, and a commitment to Fair Housing

Qualifications

• 2+ years in a Multifamily Property Manager role preferred.
• 3+ years in Leasing or Assistant Property Manager role required.
• CAM/ARM certification preferred.
• Fair Housing certification prior to interaction with prospects or residents.

Responsibilities

• Manage day-to-day operations of a multifamily property in Cleveland, OH.
• Oversee financials: budgets, collections, records, and reporting.
• Lead leasing strategies to maintain full occupancy and market-ready units.
• Coordinate maintenance via Yardi, track progress, and schedule work.
• Monitor traffic, conversions, and renewal information; analyze budgets.
• Communicate with vendors/contractors; ensure insurance certificates.
• Maintain resident files, leasing documents, and payroll hours approvals.
• Lead emergency/safety planning and resident relations activities.
• Conduct staff meetings, coaching, and performance evaluations.

SUMMARY

RHM Real Estate Group is seeking our next Property Manager to manage the day-to-day operations of our multifamily apartment property in Cleveland, OH. In this role, you\'ll inspire leadership, foster group responsibility, and lead with a servant leadership mindset to manage our apartment community in Northeast Ohio.

RESPONSIBILITIES

• Financial responsibilities including financial goals, collections, maintaining & submitting records of transactions, prepare annual budgets, income projections accurately and timely, ensure late fees & check charges are collected, AP invoice submission to corporate and petty cash.
• Leasing responsibilities including ensuring site is at fullest capacity, marketing strategies, confirm leasing strategies are effective for closing and models, market ready apartments and grounds are walked and acceptable.
• Maintenance service requests must be entered in Yardi, recorded, communicated to maintenance staff, monitored and certify they are properly completed.
• Maintenance scheduling as needed with Maintenance team.
• Monitor and analyze traffic logs, conversion ratios, budget and renewal information.
• Vendor and contractor communications (scheduling, billing, relations and certificates of insurance).
• Administrative functions are not limited to maintaining accuracy of resident files, leasing documents together with Yardi entry confirmation and payroll hours approval.
• Emergency/Safety team lead for community with staff and residents to minimize liabilities.
• Resident retention relations including phone or in person visits dealing with concerns, requests, follow up, functions, newsletters and notices.
• Consistently use successful techniques to secure efficiency of staff through ongoing daily and weekly staff meetings, training, instruction, counseling and leadership.
• Ability to administer action plans, provide support and encouragement to staff, lead by example and ensure personnel processes are handled timely (evaluations, salary reviews, time sheets, etc.).
• Other duties as assigned.

REQUIREMENTS

• 2+ years prior experience in a Multifamily Property Manager position preferred
• 3+ years prior experience in a Leasing or Assistant Property Manager position required
• Additional Leasing or Assistant Property Manager experience highly preferred.
• High School degreed or GED required
• Bachelor\'s degree or Certified Apartment Manager (CAM) / Accredited Residential Manager (ARM) preferred.
• Achieve Fair Housing certification prior to interaction with prospects or residents.
• Competence in PC skills (Word, Outlook, Excel and Yardi preferred).

COMPENSATION & BENEFITS

• Starting base salary: $60,000 per year
• Bonus & commission opportunities available
• Eligibility of medical, dental and vision coverage; disability insurance; life insurance after 60 days; and 401k participation after 1 year
• Paid time off: paid holidays and vacation

WORK SETTING

• Schedule: Full-time, Monday - Friday
• Reliably commute or planning to relocate before starting work
• Work Location: On-site, apartment complex in Cleveland, OH
• US work authorization (Required)
