ZRS Management, LLC is seeking a Property Manager in Boca Raton, FL to oversee daily apartment community operations, ensuring service excellence while maximizing revenue. You will lead leasing, maintenance, and staff, coordinate marketing, and manage renewals, resident relations, and financial reporting.

Formación

• Must have high school diploma; college degree preferred in business/property management.
• Experience as a Property Manager in multifamily is highly preferred.
• Strong leadership and customer-service orientation are essential.

Responsabilidades

• Oversee leasing, rents, maintenance, and resident relations.
• Develop and implement marketing strategies to attract/retain residents.
• Conduct market research to set competitive rental rates and pricing.
• Hire, train, supervise, and motivate leasing consultants, maintenance techs, and admin staff.
• Coordinate with maintenance for work orders, move-ins, and make ready tasks.
• Oversee lease renewals, negotiate terms, and maximize retention.
• Perform regular property inspections for standards/regulations compliance.
• Prepare budgets and analyze financial performance.

Job Description:

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractand retain residents.
• Conductthoroughmarketresearchto determine rentalratesandimplementstrategiesto maintain competitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensure timely completionofworkorders,move-ins,make readyandmaintenancerequests.
• Oversee the lease renewal process, negotiate lease terms, and strive to maximize resident retention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintain accurate recordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsand maintain apositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must , post-secondary preferred in business or property management

Skills, Knowledge and Abilities:

• Demonstrate excellent computer skills, verbal, math, and reasoning skills
• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe , Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
