Qualifications

• 3+ years of multifamily property management experience.
• Strong leasing and sales skills with proven closing success.

• Comfortable using spreadsheets and analyzing performance data.
• Excellent communication and customer service skills.
• Ability to prioritize multiple projects in a fast-paced environment.
• AppFolio experience is a plus.

Responsibilities

• Lead Property Operations: Oversee all day-to-day operations, ensure quality standards, maintain compliance, monitor appearance.
• Drive Leasing & Occupancy: Develop leasing strategies, conduct tours, follow up on leads, increase occupancy, manage renewals.
• Deliver an Exceptional Resident Experience: Build relationships, resolve concerns, create welcoming community, encourage online reviews.
• Financial Performance: Manage rent collections, monitor expenses, understand occupancy and NOI, review weekly metrics, assist budgeting and planning.
• Property Maintenance: Coordinate withMaintenance Technician, solicit bids, oversee contractors, ensure move-in readiness, preventive maintenance.
• Team Leadership: Lead and coach onsite team, foster positive culture, communicate with regional managers and ownership.

About The Role

As a Property Manager, you are the business leader of your community. You'll oversee operations, leasing, financial performance, maintenance coordination, and resident satisfaction while leading your onsite team to deliver outstanding results.

This is a highly visible role with the opportunity to directly influence occupancy, resident retention, property appearance, and overall financial performance.

What You'll Do

Lead Property Operations

• Oversee all day-to-day operations of the community
• Ensure the property consistently meets Sundance quality standards
• Maintain compliance with company policies, Fair Housing regulations, and local laws
• Monitor property appearance and curb appeal

Drive Leasing & Occupancy

• Develop and execute leasing strategies
• Conduct tours and build relationships with prospective residents
• Follow up on leads and close leasesIncrease occupancy while achieving market rental rates
• Manage lease renewals and resident retention initiatives

Deliver an Exceptional Resident Experience

• Build positive relationships with residents
• Resolve concerns professionally and promptly
• Create a welcoming community experience
• Encourage online reviews and positive resident engagement

Financial Performance

• Manage rent collections and proactively address delinquent accounts
• Monitor expenses and control operating costs
• Understand occupancy, rent growth, collections, and NOI performance
• Review weekly property performance metrics
• Assist with annual budgeting and capital planning

Property Maintenance

• Partner closely with the Maintenance Technician to prioritize work orders and unit turns
• Solicit vendor bids and oversee contractor performance
• Ensure vacant apartments are move-in ready on schedule
• Coordinate preventative maintenance programs

Team Leadership

• Lead, coach, and motivate onsite team members
• Foster a positive and accountable team culture
• Communicate effectively with Regional Managers and ownership

What We're Looking For

Physical Requirements

• Ability to walk the property daily, including stairs
• Ability to occasionally lift up to 25 pounds
• Ability to inspect apartments, amenities, and common areas
• Ability to use computers, mobile devices, and office equipment throughout the day

Work Environment

This position primarily works onsite in a professional leasing office with frequent movement throughout the property, including outdoor areas in varying weather conditions.

Mobile Device Requirement
