DHI Communities, a division of D.R. Horton, is seeking a Service Manager - PM. The successful candidate will oversee our Build-To-Rent communities, ensuring high customer satisfaction through maintenance, repairs, inspections, and proactive issue resolution before and after residents' move-in.

Responsibilities
  • Evaluate resident repair issues for warrantability
  • Manage work orders and coordinate repairs, including carpentry, drywall, texture, and painting
  • Schedule and supervise subcontractors for warranty and turn repairs
  • Ensure warranty work completion within contractor obligations
  • Follow up with residents to address concerns promptly and professionally; solicit online reviews
  • Process charge-backs and invoices
  • Maintain inventory of parts and supplies
  • Track warranty status and complete quality assurance inspections
  • Conduct move-out/move-in inspections, identify repairs, and manage vendor selection
  • Manage grounds and community areas maintenance
  • Respond to emergency service calls during on-call hours
  • Travel overnight as needed
Supervisory Responsibilities

Supervise 2 or more employees.

Qualifications
Required
  • High school diploma or GED
  • 5-7 years related experience in carpentry, drywall, texture repair, and painting
  • Valid driver’s license, personal tools, and vehicle capable of transporting supplies
  • Ability to work independently and utilize warranty applications on digital devices
  • Proficiency in MS Office and email
  • Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds; good vision required
  • Exposure to outdoor weather, mechanical parts, and electrical hazards
Preferred
  • Experience as a Service Manager in residential/property management
  • Knowledge of electrical, plumbing, HVAC repairs
  • Experience with community onboarding/disposition
