DHI Communities is a division specializing in multifamily development within D.R. Horton, Inc.

We are seeking a Service Manager-PM to maintain our Build-To-Rent communities and ensure high customer satisfaction. Responsibilities include managing warranty requests, repairs, community maintenance, inspections, and proactively resolving resident issues before and after move-in.

Essential Duties and Responsibilities:

  1. Evaluate resident repair issues to determine warrantability.
  2. Process work orders and requests from residents for repairs.
  3. Perform repairs such as carpentry, drywall, texture repair, and painting.
  4. Schedule and oversee subcontractors for warranty and turn repairs.
  5. Ensure warranty work is completed within contractor obligations.
  6. Follow up with homeowners to address concerns and ensure satisfaction; solicit online reviews.
  7. Process charge-back documentation and invoices.
  8. Maintain inventory of parts and supplies.
  9. Register and track warranty statuses.
  10. Conduct quality inspections on ready homes using checklists and sign-offs.
  11. Handle emergency service calls during nights and weekends.
  12. Manage move-out processes, including repairs, cost estimates, and vendor coordination.
  13. Conduct move-in and move-out inspections and coordinate necessary work.
  14. Maintain grounds, common areas, and amenities.
  15. Perform all duties professionally, ethically, and in a manner that enhances customer service and company profitability.
  16. Communicate effectively with support teams for documentation and community performance.
  17. Be available for after-hours emergency calls.
  18. Travel overnight as required.

Supervisory Responsibilities:

  • Supervise two or more employees.

Qualifications:

Required:

  • High school diploma or GED.
  • 5-7 years of related experience, including carpentry, drywall, texture repair, and painting.
  • Valid driver’s license, vehicle capable of carrying supplies, and personal tools.
  • Ability to work independently and utilize warranty applications on various devices.
  • Proficiency with MS Office and email.
  • Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds; good vision and hearing.
  • Exposure to outdoor weather, mechanical parts, heights, and electrical hazards.

Preferred:

  • Experience as a Residential/Property Management Service Manager.
  • Knowledge of electrical, plumbing, and HVAC repairs.
  • Experience with community onboarding and disposition.
