DHI Communities is a division of D.R. Horton, Inc., specializing in multifamily development.

We are currently seeking a Service Manager-PM to maintain our Build-To-Rent communities and ensure high customer satisfaction. Responsibilities include facilitating warranty requests, performing repairs, managing community maintenance, inspections, and proactively resolving resident issues before and after move-in.

Essential Duties and Responsibilities
  1. Evaluate resident repair issues for warrantability.
  2. Process work orders and requests for repairs.
  3. Perform repairs such as carpentry, drywall, texture, and painting.
  4. Manage subcontractors for warranty and turn repairs.
  5. Ensure warranty work completion within contractual obligations.
  6. Follow up with homeowners to address concerns and solicit reviews.
  7. Handle charge-back documentation and invoices.
  8. Maintain inventory of parts and supplies.
  9. Track warranty status for applicable items.
  10. Conduct quality assurance walks on ready homes, documenting and sign-off.
  11. Respond to emergency service calls during on-call hours.
  12. Manage move-out and turn processes, including repairs, estimates, and vendor selection.
  13. Conduct move-in and move-out inspections and coordinate necessary work.
  14. Maintain grounds and community amenities.
  15. Uphold professional and ethical standards to serve customers and enhance company reputation.
  16. Coordinate with support teams for documentation, reporting, and community performance.
  17. Be available for after-hours emergency services and overnight travel.
Supervisory Responsibilities
  • Supervise 2 or more employees.
Required Qualifications
  • High school diploma or GED.
  • 5-7 years related experience, including carpentry, drywall, texture repair, and painting.
  • Valid driver’s license, vehicle capable of carrying supplies, and personal tools.
  • Ability to work independently and utilize warranty applications on smart devices.
  • Proficiency with MS Office and email.
  • Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds.
  • Exposure to outdoor weather, mechanical parts, and electrical hazards.
Preferred Qualifications
  • Experience as a Service Manager in residential/property management.
  • Experience with electrical, plumbing, and HVAC repairs.
  • Community onboarding and disposition experience.
