Job summary

RangeWater Real Estate, LLC in Richmond, VA is seeking a Groundskeeper for The James at Springline. Responsibilities include maintaining exterior grounds and common areas, ensuring safety and appearance standards, and supporting make-readies for new move-ins.

The role requires a High School Diploma or GED, a valid driver’s license, and 1–3 years of apartment maintenance experience. Software proficiency in Entrata/Yardi or One Site is preferred.

Qualifications

• Education: High School Diploma or GED required or equivalent.
• 1–3 years of apartment maintenance experience preferred.
• Proficiency in property management software (Entrata/Yardi, One Site).
• EPA refrigerant handling certifications (Type I/II or Universal) required by state/local jurisdictions.

Responsibilities

• Completes work orders from residents within 24–48 hours.
• Maintains exterior grounds, common areas, and amenities to safety/appearance standards.
• Performs make-ready tasks for vacant apartments and move-ins.
• Tracks inventory and uses tools/supplies responsibly.
• Inspects work and coordinates with vendors as needed to ensure quality.
