Job summary

RHF Management, Inc. is seeking a dependable Maintenance/Janitorial Team Member to support Marymount Manor in Tacoma, WA and Pinewood Manor in Bremerton, WA. This full-time, non-exempt role covers two properties and requires travel between sites.

You will perform general maintenance, janitorial duties, unit turnovers, preventative maintenance, and respond to service requests while delivering excellent resident service and ensuring safety and compliance.

Qualifications

• Minimum of 2 years in the maintenance field.
• Strong understanding of mechanical, electrical, and plumbing systems.
• Skilled in using hand and power tools for repair and maintenance tasks.
• Must be able to lift up to 50 lbs and endure prolonged standing and repetitive activities.
• Good communication in English; able to work independently or on a team.

Responsibilities

• Perform daily janitorial duties and maintenance to maintain interiors and exteriors.
• Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
• Complete unit turnovers within 3 days of move-out, as necessary.
• Perform painting duties and execute preventative maintenance tasks per the established schedule.
• Assist in apartment and systems inspections as required.
• Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
• Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
• Monitor the landscape contractor and coordinate with vendors to ensure satisfactory work.

Are you dependable, detail-oriented, and experienced in property maintenance and janitorial services? RHF is seeking a Maintenance/Janitorial Team Member to support Marymount Manor , a 40-unit community in Tacoma, WA, and Pinewood Manor , a 39-unit older residential community in Bremerton, WA.

This is one position supporting both properties, which are approximately 30+ miles apart. The selected candidate must be able to travel between both locations as needed.

This position helps maintain the cleanliness, appearance, and overall condition of both properties by performing general maintenance, responding to service requests, assisting with apartment turnovers, and completing preventative maintenance. The ideal candidate is dependable, service-oriented, and able to communicate effectively with residents, vendors, and team members.

What You'll Do

Building and Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.

Janitorial Responsibilities:

Sweep, mop, and vacuum floors in common areas.

Clean and sanitize restrooms, kitchens, and shared spaces.

Empty trash receptacles and replace liners.

Dust furniture, fixtures, and vents regularly.

Ensure all cleaning supplies are stocked and stored safely.

Unit Turnovers: Complete unit turnovers within 3 days of move-out, as necessary.

Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.

Inspections: Assist in apartment and systems inspections as required.

Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.

Maintenance Emergencies: Address maintenance emergencies, including after-hours, weekends, and holidays as needed.

Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.

Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.

Safety and Compliance: Follow safety protocols and ensure compliance with all relevant regulations.

Customer Service: Provide excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively.

Maintenance Shop Organization: Keep the maintenance shop neat, free of clutter, and well-organized daily.

Property Security: Maintain vigilance regarding the security of the property, ensuring all keys are in possession and secure.

Required Qualifications

Experience: Minimum of 2 years in the maintenance field.

Technical Knowledge: Strong understanding of mechanical, electrical, and plumbing systems. Ability to read and interpret technical manuals.

Tool Proficiency: Skilled in using hand and power tools for repair and maintenance tasks.

Physical Requirements: Must be able to frequently lift, carry, and move items up to 50 lbs. without assistance, and endure prolonged standing and repetitive activities, including using tools, walking, climbing, bending, and kneeling.

Leadership and Teamwork: Basic understanding of leadership principles with the ability to work independently or as part of a team.

Problem-Solving Skills: Strong logical thinking and problem-solving skills for troubleshooting issues.

Software Knowledge: Familiarity with property management software such as RealPage Maintenance Facilities.

Communication Skills: Basic proficiency in English for effective communication.

Travel: Ability and willingness to travel between Marymount Manor in Tacoma, WA, and Pinewood Manor in Bremerton, WA, which are approximately 30+ miles apart, as needed to support both properties.
