Job summary

RHF in Alexandria, MN is seeking a Property Maintenance Technician to care for Bethel Manor Apartments, a 63-unit older adult community. The role supports daily operations, handles service requests, and assists with turnovers and preventative maintenance.

You will perform repairs, engage with residents and vendors, and help ensure safe, welcoming living spaces. This is a part-time, non-exempt position.

Qualifications

• Minimum two years in building maintenance preferred.
• Strong understanding of mechanical, electrical, and plumbing systems.
• Able to read and interpret technical manuals.
• Proficient with hand and power tools.
• Able to work independently or in a team.

Responsibilities

• Maintain interior and exterior appearance of buildings and property.
• Complete unit turnovers within 3 days of move-out.
• Paint and perform preventative maintenance tasks.
• Assist with apartment and systems inspections.
• Respond to work orders and log details in OneSite.
• Address maintenance emergencies after hours, weekends, holidays.
• Diagnose mechanical, electrical, and plumbing issues.
• Monitor landscape contractors and coordinate with vendors.
• Follow safety protocols and REAC/NSPIRE compliance.
• Provide excellent customer service to residents and stakeholders.
• Keep maintenance shop organized and secure keys.

Location: Bethel Manor, Alexandria, MN
Pay Range: $21.00 per hour
Employment Type: Part-Time, Non-Exempt, 30 plus hour per week

Are you organized, dependable, and service-oriented with experience in property maintenance? RHF is seeking a Property Maintenance Technician to maintain the physical condition and appearance of Bethel Mano Apartments, a 63-unit older adult residential community in Alexandria, MN.

This position supports daily property operations by performing general maintenance repairs, responding to service requests, and assisting with apartment turnover and preventative maintenance. What You'll Do

As our Property Maintenance Technician , you will support daily property operations by:

• Maintaining the interior and exterior appearance of buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms
• Completing unit turnovers within three (3) days of move-out, as necessary
• Performing painting duties and preventative maintenance tasks according to the established schedule
• Assisting with apartment and systems inspections as required
• Responding to work orders for units and common areas, prioritizing based on urgency, and entering details into OneSite
• Addressing maintenance emergencies, including after-hours, weekends, and holidays, as needed
• Diagnosing and troubleshooting mechanical, electrical, and plumbing issues, including appliance repairs
• Monitoring the landscape contractor and working closely with vendors to ensure satisfactory work
• Following safety protocols and ensuring compliance with relevant regulations, including REAC/NSPIRE inspections
• Providing excellent customer service to residents and internal stakeholders by addressing maintenance needs promptly and effectively
• Keeping the maintenance shop neat, free of clutter, and well-organized daily
• Maintaining vigilance regarding property security and ensuring all keys are in possession and secure

Required Qualifications

• Minimum of two (2) years of experience in the building maintenance field highly desired
• Strong understanding of mechanical, electrical, and plumbing systems preferred
• Ability to read and interpret technical manuals
• Skilled in using hand and power tools for repair and maintenance tasks
• Basic understanding of leadership principles with the ability to work independently or as part of a team
• Strong logical thinking and problem-solving skills for troubleshooting issues
• Familiarity with property management software such as RealPage Maintenance Facilities
• Basic proficiency in English for effective communication

Physical Requirements

• Ability to regularly lift or move equipment, tools, and materials up to 50 pounds independently and up to 100 pounds with assistance
• Ability to spend long hours standing, walking, climbing stairs, and moving around facilities
• Dexterity of hands and fingers to operate a variety of equipment
• Ability to bend, stoop, kneel, crouch, crawl, and reach overhead or horizontally in tight spaces
• Ability to climb and balance on ladders, scaffolding, and roofs to perform elevated repairs
