Job summary

Gates Hudson is seeking a Maintenance Supervisor to oversee the property’s maintenance program, ensuring safe, secure, and well-managed living environments for residents and staff. You will lead maintenance staff, coordinate emergency response, and uphold policies and preventive maintenance practices.

The role requires a strong focus on safety, timely repairs, and coordination with the Property Manager to minimize vacancy loss and protect property investments.

Qualifications

• Minimum 3–5 years of maintenance technician experience, preferably in residential property management.
• At least 1–3 years of maintenance supervisor experience.
• CFC Type 2 or Universal certification required.
• Ability to perform plumbing, electrical and HVAC repairs, as well as carpentry and locksmithing.
• Must have reliable transportation for on-call emergencies.

Responsibilities

• Oversee maintenance staff scheduling and 24/7 on-call coverage.
• Ensure safety procedures and OSHA compliance across the property.
• Maintain preventive maintenance records and logs.
• Manage contractor performance and turnover/renovation processes.
• Maintain manuals, tools inventory, and equipment tagging per policy.
