2B Residential, a market leader in Class A multi-family management, seeks an experienced Maintenance Supervisor for Thirteen01 at Hartman Lakes in Shiloh, IL. You will oversee day-to-day maintenance operations and ensure the property's physical standards meet company guidelines and applicable laws.

Responsibilities include leading the maintenance team, coordinating repairs, budgeting, and vendor management.

Qualifications

• High school diploma or equivalent.
• HVAC certification required; EPA Type I and II.
• CPO certification required for swimming pools.
• Minimum three years of property management maintenance experience.

Responsibilities

• Operate HVAC, electrical, plumbing, carpentry, drywall, and appliances.
• Lead daily maintenance team activities and scheduling.
• Complete maintenance requests from leasing staff and follow safety guidelines.
• Inspect apartments before/after move-in and after turnover.
• Perform property inspections to maintain cleanliness and identify issues.
• Oversee service and maintenance contracts; obtain bids.
• Prepare and monitor the maintenance budget.
• Review invoices and communicate status with management.
• Ensure excellent customer service for residents.
• Manage building access systems.
• Maintain daily log of maintenance staff work.
• Ensure equipment is inspected and serviced as recommended.
