Job summary

Shea Properties is seeking an on-site Assistant Service Manager to support daily maintenance at a new apartment community in California. You will perform carpentry, plumbing, painting, electrical, HVAC, and other repairs, while guiding service staff to timely completion.

The role requires at least 2 years of property management maintenance experience, basic computer skills, and a commitment to safety. Compensation includes a $1,000 sign-on bonus, a discretionary bonus plan, and a comprehensive

Qualifications

Must have basic computer skills and be able to create and close out work orders.
Ability to perform advanced level maintenance including painting, carpentry, electrical, HVAC, plumbing.
Effective oral and written communication skills; ability to give clear direction and respond to inquiries.
Provide exceptional customer service.
Project management skills including planning, organizing, and coordinating tasks.
Negotiate and resolve conflicts.
Ability to operate hand tools.
Knowledge of First Aid and Safety procedures.
High School Diploma or equivalent supplemented by specialized courses in HVAC, plumbing, electrical, and carpentry.
Minimum of 2 years property management experience performing advanced maintenance related job duties.

Responsibilities

Ensures all safety regulations are followed.
Must participate in and lead lineup on a routine basis.
Prioritizes and completes maintenance work and service requests for the apartment community; completes related paperwork.
Performs carpentry, plumbing, painting, electrical, HVAC, masonry and other general maintenance per standards.
Provides scheduled preventive maintenance.
Schedules apartment maintenance turnover and inspects rent-ready apartments.
Assists in inspecting vendor/contractor work for quality and compliance.
Manages inventory and keeps facilities neat and orderly.
Maintains storage facilities and maintenance workshop.
Provides safety updates to Property Management Staff and residents.
Suggests new technologies and methods to reduce operating costs.
Provides on-call maintenance evenings, weekends, and holidays.
Maintains own hand tools and participates in other duties as assigned.
