Job summary

Birchstone Residential is seeking a Service Manager to oversee physical operations and maintenance at a Dallas community. You will implement preventive maintenance, supervise service technicians and porters, and ensure timely completion of work orders while controlling costs.

You will coordinate inspections, manage safety, and support capital improvement projects, with strong leadership and hands-on problem solving in a fast-paced environment.

Qualifications

• High School Diploma or Equivalent is required.
• Three or more years of maintenance experience, including supervising maintenance teams.
• Two or more years in multi-family property maintenance preferred.
• Experience in drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock changes.
• Capital improvement projects and remodeling experience preferred.

Responsibilities

• Implement and manage Birchstone’s regular and preventative maintenance programs.
• Oversee maintenance work to ensure code compliance and cost efficiency.
• Conduct inspections of exteriors, offices, amenities, common areas, and apartments.
• Prepare for third-party inspections and coordinate attendance.
• Manage service requests, schedule work, and ensure timely completion.
• Oversee apartment turns within budget and 5 business days.
