DHI Communities - Leasing Manager-PM

DHI Communities is a multifamily development division of D.R. Horton, Inc., currently seeking a Leasing Manager-PM. The ideal candidate will oversee all aspects of leasing and marketing at the property, working closely with the Regional Manager, Shared Service, and Marketing teams to meet leasing goals and develop strategic marketing plans. The Leasing Manager is responsible for leading the leasing process and maintaining positive resident relations.

Essential Duties and Responsibilities

Include but are not limited to:

1. Implement effective leasing techniques to meet goals, including closing metrics, follow-up procedures, lease signing, documentation, and reporting.
2. Conduct functions necessary to close sales, such as making appointments, generating leads, conducting tours, maintaining the leasing center, and managing the move-in process.
3. Manage the application process and lease expirations, securing renewals.
4. Follow up with prospects and residents via email, calls, or notes to finalize leasing or renewal decisions.
5. Conduct community inspections, ensure repairs are noted and completed timely, and maintain community appearance.
6. Supervise business functions related to operations and support the leasing team with training and resources.
7. Monitor leasing activity, ensure conversion of inquiries, and provide excellent service throughout the resident lifecycle.
8. Stay informed on market conditions by visiting competitor properties and updating market surveys.
9. Complete administrative and financial reports, ensuring compliance with regulations such as Fair Housing, ADA, and OSHA.
10. Work flexible hours including evenings, weekends, and holidays, and travel as needed.
11. Respond promptly to resident concerns, assist with vendor scheduling, and contribute to marketing and resident events.

Required Qualifications

• High school diploma or GED
• At least 3 years of related experience in leasing, sales, or customer service
• Strong multitasking and interpersonal skills
• Proven sales ability and effective communication skills
• Proficiency in internet marketing and computer systems, including CRM, MS Office, and email
• Physical ability to perform job duties in various weather conditions

Preferred Qualifications

• Bilingual abilities
• Knowledge of property management software such as OneSite, ILM, or Propertyware
