Position Summary
Terracon is seeking a motivated and detail-oriented Property Condition Assessor I to join our Facilities Engineering Services team. This position provides an opportunity to build a career in building assessment consulting while supporting Property Condition Assessments (PCA), Facility Condition Assessments (FCA).
The successful candidate will work alongside senior assessors and project managers to evaluate commercial, multifamily, healthcare, hospitality, educational, governmental, and industrial properties. This role combines field assessment activities with technical report preparation and offers significant opportunities for professional growth and mentorship.
Essential Duties and Responsibilities
The Assessor will conduct on-site property inspections and evaluate architectural, structural, roofing, mechanical, electrical, plumbing, fire protection, and site components, according to ASTM E2018 standards. Responsibilities include performing roof inspections, mechanical room inspections, and site observations; documenting observed conditions, deficiencies, deferred maintenance items, and life safety concerns; and collecting field measurements, equipment inventory data, photographs, and other site documentation necessary to support comprehensive property assessments.
The Assessor will assist in the preparation of Property Condition Assessment (PCA) and Facility Condition Assessment (FCA) reports by organizing and reviewing field data for completeness and accuracy. The role includes developing condition ratings and remaining useful life estimates, assisting with replacement reserve schedules and capital planning recommendations, and reviewing drawings, maintenance records, prior studies, and historical documentation to support accurate and defensible reporting.
The Assessor will support project execution by coordinating site access and scheduling activities, assisting with proposal development and project planning efforts. The position requires professional communication with clients, facility representatives, consultants, and internal project team members while maintaining a high level of organization, attention to detail, and commitment to project quality and client service.
Travel is required and may account for up to 50% of work time. Travel includes day trips and overnight assignments.
