Job summary

Terracon seeks a Property Condition Assessor to perform commercial property inspections and prepare Property Condition Assessment (PCA) reports for office, multifamily, retail, industrial and other facilities in Florida. You will evaluate building systems, identify deficiencies, estimate repair costs, and develop capital reserve recommendations.

The role combines field work, technical analysis, client interaction and report preparation.

Qualifications

Bachelor's degree in engineering or building science or related field; 2+ years' facility assessment experience, or 4+ years' related experience in lieu of degree.
Valid driver's license.
Able to use ladders; capable of carrying and setting up equipment.
Comfortable walking on roofs and working in Florida sun.
Overnight travel may be required.

Responsibilities

Conduct Property Condition Assessments (PCAs) in accordance with ASTM E2018.
Evaluate building components including roofing, exterior walls, windows, site improvements, pavements, structural, HVAC, plumbing, electrical, fire and life safety, and interior finishes.
Independently perform a variety of projects.
Plan, schedule, conduct and coordinate assessments, inspections and testing of property, buildings and roofs.
Make recommendations, adaptations and modifications.
Interact with clients and project teams to develop scope, communicate progress and findings.
Prepare routine and complex client deliverables including proposals and cost estimates.
Follow safety rules and maintain quality standards on all projects.
