Job summary

Millennia Housing Management is seeking a Custodian in Indianapolis, IN to maintain the property’s public and common areas, exteriors, vacant and model units, and perform groundskeeping, cleaning, and basic repairs. The role reports to the Maintenance Supervisor or Property Manager depending on unit count.

The position requires reading work orders, following safety policies, and delivering reliable service with strong teamwork.

Qualifications

• High school diploma or equivalent is required.
• 1 year of experience in maintenance, custodial, or groundskeeping preferred.
• Ability to read English to understand work orders and instructions.
• Basic troubleshooting skills and ability to identify/repair defective components.
• Willing and able to travel; travel may occur weekly.
• Excellent communication and customer service skills are critical.

Responsibilities

• Read and carry out work orders promptly and thoroughly.
• Perform cleaning schedules and functions.
• Inspect exteriors, units, equipment, and systems to determine cleaning needs.
• Inspect grounds, parking, and fields to determine work required.
• Perform groundskeeping duties and document work performed.
• Record cleaning and improvements; manage supplies and inventory.
