Job Title: Property Accountant

Reports to: Controller

About Us:

Position Overview:

We are seeking a detail-oriented and proactive Property Accountant to join our dynamic team. The ideal candidate will perform full-cycle accounting for an assigned portfolio of properties. Strong analytical and communication skills are essential, as you will be required to understand all financial transactions, prepare accurate reporting packages, and ensure compliance with accounting standards for your portfolio. In addition, this position interacts and collaborates closely with property managers, asset managers and company executives.

Key Responsibilities (including but not limited to):

Cash Management & Disbursements:

  • Monitor daily cash positions and reconcile monthly bank and mortgage statements.
  • Review and approve tenant billings and chargebacks.
  • Ensure timely payments of mortgages, taxes, insurance, and ground leases.
  • Review and approve all other invoices for proper coding and payment.
  • Assist in processing quarterly distributions to owners and investors.

Monthly Reporting:

  • Reconcile general ledger accounts and maintain accurate work papers.
  • Analyze balance sheet account activity to ensure accuracy of books.
  • Complete month-end close procedures within allotted timelines.
  • Collaborate with property managers on budget vs. actual variance explanations and prepare monthly financial packages according to ownership requirements.
  • Upload reports timely to third-party portals as outlined in ownership and management agreements.

Budgets/Operating Expenses:

  • Utilize Yardi’s Advanced Budgeting and Forecasting to create reforecasts and budgets.
  • Manage the budget process and timeline by assisting property managers in updating the reforecast and budget to ensure timely completion for deadlines.
  • Understand all leases and recovery structures in your portfolio to generate accurate operating expense rate estimates and base rent projections.
  • Complete annual operating expense reconciliations timely and accurately.
  • Assist property manager with communications of operating expense rate changes and reconciliations by providing appropriate supporting documentation.

Other Responsibilities:

  • Review all necessary agreements for your properties and utilize organizational tools to document critical information for future reference.
  • Lead quarterly financial review meetings with CFO, Asset Management and Property Management.
  • Support the annual audit process and assist with year-end tax procedures.
  • Foster a team-oriented environment, working professionally with internal and external customers.
  • Help develop and update operational accounting policies and procedures.
  • Attend and participate in periodic training sessions.
  • Perform other duties as assigned.

Minimum Qualifications:

  • Bachelor’s degree in accounting required.
  • Minimum 3 years’ accounting experience in real estate industry/related activities.
  • Experience with Excel required.
  • Experience with Yardi preferred.
