·Manage full-cycle accounting for a portfolio of affordable housing properties using GAAP with limited supervision. Includes but is not limited to:
oPerforming monthly bank reconciliations (checking, money market, and security accounts)
oReviewing general ledger monthly to check for inaccuracies and identify risks
oPrepare and journalize revenue and expense accruals, vacancy loss calculations, depreciation and amortization and other adjustments as necessary
oReview invoices to ensure proper recording of accounts payable and accounts receivable
oProcessing payments and maintaining a schedule of property-specific payment obligations
oConducting monthly closing procedures
oPreparing annual budgets
oPreparing financial reports and analyses as required by external investors and regulatory agencies
oServing as point of contact for year-end audits and tax preparation performed by third parties
·Monitor cash positions and work with Maintenance department to inform payment priority decisions
·Analyze and/or assist with analysis of accounting transactions as necessary to solve issues that may arise
·Provide accurate and timely financial reports externally on monthly, quarterly, and annual bases as required by investors and regulatory agencies, as well as internally as required by senior staff
·Prepare and file Real Estate Income Expenses (“RPIE”) for NYC properties
·Prepare and file Form-1099s with IRS
·Create and maintain computer-based account files
·Ensure books and financials are in accordance with all required accounting standards
·Apply the financial policies and procedures of the company and bring inconsistencies and problems to the attention of management
·Manage and provide support and guidance to others
·Effectively communicate and respond to internal and external accounting questions
·Effectively manage and organize a high-volume workload to align with company/property priorities and meet deadlines with high degree of accuracy
·Recognize and communicate opportunities to improve processes and operations and participate in developing solutions at the individual, department, inter-department and/or company levels
·Perform special projects as needed or as requested by senior staff.
Other Duties
·Research and incorporate new regulations/policies into existing work
·Develop effective team relationships within the organization and externally with investors, lenders, and clients
·Become thoroughly familiar with different agencies’ and investors’ standards, policies, and procedures
·Participate in continuing education opportunities for personal growth and development
Qualifications: The ideal Senior Property Accountant will be able to demonstrate:
·At least Bachelor’s degree in Accounting or a related field AND at least three (3) years of direct professional experience with performing the Essential Functions above
·Leadership and willingness to lend expertise to other compliance team members.
·Proficiency in Excel and experience with Yardi and/or other property management software.
·Strong organizational skills and pride in attending to details.
·Initiative and excellent time management skills in handling multiple projects to meet deadlines.
·Respect for the dignity of, and cultural diversity among, all residents, families, visitors, vendors and fellow employees to ensure a professional, responsible, and courteous environment.
·Maintain a professional demeanor when engaging with clients, investors, staff, and others.
·Experience working and corresponding with auditors/regulators to resolve compliance issues.
·Ability to exercise discretion and maintain confidentiality when dealing with sensitive information.
