Job summary

Vivmark Residential is seeking a Project Superintendent or Senior Project Superintendent to lead field operations on multifamily residential and mixed-use construction projects across the United States. This role manages on-site activities, ensures safety, quality, and schedule adherence, and collaborates with project teams to keep projects moving forward.

The final level will be determined by experience and fit, with two salary ranges published: Project Superintendent and Senior Project

Qualifications

• Experience supervising multifamily, mixed-use, commercial, hospitality, or large-scale residential construction projects.
• Strong knowledge of construction means and methods, sequencing, quality control, and safety practices.
• Ability to read and interpret construction drawings, specifications, schedules, and contracts.
• Experience managing trade contractors and coordinating multiple work activities simultaneously.
• Strong leadership, communication, and problem-solving skills.

Responsibilities

• Lead all on-site construction activities from groundbreaking through project completion.
• Coordinate trade partners, suppliers, inspectors, and project team members to ensure efficient project execution.
• Maintain project schedules by sequencing work, identifying risks, and proactively addressing field challenges.
• Ensure workmanship meets company quality standards, contract requirements, and design intent.
• Conduct regular site inspections and manage punch list, turnover, and closeout activities.
• Promote and enforce all safety requirements, ensuring a safe and compliant jobsite environment.
• Collaborate closely with Project Managers to align field execution with project budgets, schedules, and operational goals.
• Review plans, specifications, and constructability concerns to identify potential issues before they impact project delivery.
• Maintain accurate project documentation, daily reports, progress updates, and field logs.
• Develop strong working relationships with contractors, consultants, local authorities, and internal stakeholders.

The Role

This role has two salary ranges, depending on the level at which the candidate is hired:

• Project Superintendent: $114,000 - $191,000
• Senior Project Superintendent: $132,600 - $221,000

The final level will be determined based on each candidate's professional experience, qualifications, and overall fit for the role.

What You'll Do

What We're Looking For

• Experience supervising multifamily, mixed-use, commercial, hospitality, or large-scale residential construction projects
• Strong knowledge of construction means and methods, sequencing, quality control, and safety practices
• Ability to read and interpret construction drawings, specifications, schedules, and contracts
• Experience managing trade contractors and coordinating multiple work activities simultaneously
• Strong leadership, communication, and problem-solving skills.
• Proven ability to maintain project momentum while balancing quality, safety, and schedule objectives
• Proficiency with construction technology platforms and Microsoft Office applications
• Ability to work effectively in a fast-paced construction environment and make sound decisions in the field

Preferred Qualifications for Senior Project Superintendent

• Extensive experience leading large-scale multifamily developments, podium construction, high-rise projects, or complex mixed-use developments
• Experience overseeing multiple phases or highly complex projects with significant operational and logistical requirements
• Demonstrated success mentoring Superintendents, Assistant Superintendents, Project Engineers, and field personnel
• Advanced expertise in project sequencing, scheduling, quality management, safety leadership, and field operations strategy
• Proven ability to partner with Project Managers and senior leadership to drive successful project outcomes and operational excellence
• Recognized as a field leader with the ability to influence project teams, contractors, and stakeholders while maintaining accountability and execution standards
