The PROJECT MANAGER/OWNERS REPRESENTATIVEis directly responsible for all capital activities at the site level for an assigned geographic area. The purpose of the PROJECT MANAGER/OWNERS REPRESENTATIVE is to effectively manage and coordinate contractors, activities and available resources in order to accomplish objectives as set forth by the Director of Construction Services.

Responsibilities

Primary Responsibilities

  • To act as the Owner’s Agent to control the day to day operations of the renovation.
  • Prepare scopes of work, Bid and recommend award of contracts.
  • Manage construction bidding process.
  • Schedule general contractors and their subcontractors.
  • Verify changes to the scopes of work for the owner.
  • Prepare monthly bank draw requests for the owners.
  • Order and keep inventory of renovation supplies, such as appliances, unit trim kits, plumbing supplies, etc.
  • Perform quality control inspections of renovated units with the general contractors, the owner and lender as required
  • Out of state travel will be required.

Qualifications

Position Requirements

  • Ten (10) years’ experience as a Muti-Family Capital Expense Project Manager and Owners Representative.
  • At least (3) years’ experience as site superintendent.
  • Hold current EPA Certification – Preferred.
  • Experience managing construction staff.
  • Prior involvement in capital replacement construction projects desirable (roofing, siding, landscaping, remodels).
  • Detail Oriented; Organizational and analytical/problem solving skills.
  • Highest level of honesty, integrity and ethics.
