Job description

This position will be responsible for overseeing multiple seniors housing projects throughout the US Southern California region. You will manage approximately 5-10 projects at any given time (dependent on project scope and complexity) and will involve oversight of contractors, construction schedules, and ongoing construction budgets. Welltower is an industry-leading $60bn S&P 500 company with investments in outpatient medical, seniors housing, and wellness housing properties. This is a REMOTE role that ideally requires residence in California.

KEY RESPONSIBILITIES

  1. Manage and execute daily on-site activities for multiple projects, leading project meetings with subcontractors, consultants, and stakeholders regularly to discuss issues, progress, and scheduling. Serve as the primary contact for all renovation activities.
  2. Conduct frequent property inspections to ensure safety protocols are followed, supervise contractors' work, troubleshoot problems, and maintain the property's physical integrity.
  3. Establish expectations and collaborate with internal and external stakeholders to ensure projects are on schedule, within budget, safe for staff and residents, and in conformance with Scope of Work and Contract Documents.
  4. Lead project kick-off meetings and conduct final sign-off inspections with stakeholders. Ensure proper documentation and filing of project close-out materials.
  5. Prepare and update weekly/monthly project status reports, process invoices and change orders, and maintain construction progress schedules and trackers.
  6. Assist in developing scopes of work, timelines, and planning parameters for Redevelopment projects as needed.

Some overnight travel is expected for this role.

MINIMUM REQUIREMENTS

  • High School Diploma required; Bachelor's degree in Real Estate, Construction Management, or related field highly preferred.
  • At least 5 years of project management experience in seniors housing or multi-family industries.

Must pass pre-employment drug screening.

COMPENSATION

Salary range: $90,900 - $140,000 plus bonus. Compensation depends on market, experience, education, and other factors.
