The role of Project Manager - Real Estate Developmentis responsible for overseeing the execution of all aspects of design and predevelopment throughout the completion of a project.
This role requires at least 10 years of project management experience, strong managerial and leadership skills, and the capacity to excel in a fast-paced, dynamic environment. The individual should bring expertise in both mixed-use and multi-family development and have a proven track record of collaborating effectively with a wide range of outside consultants and contractors, including architects, engineers, interior designers, marketing/branding professionals, and general contractors.
This individual is expected to remain highly motivated and focused on achieving measurable goals. They should demonstrate confidence navigating challenging environments and show commitment to supporting the company’s long-term strategic objectives. The ideal candidate combines experience, problem-solving ability, forward thinking, a strong sense of urgency, and meticulous attention to detail.
Responsibilities include:
Design Management
- Manage all consultants (Architect, Civil, ID, Landscape, etc.) during design and predev phases.
- Manage building design to ensure support of our business plan goals and vision for the project.
- Review the quality of the design documents through the various stages of design and ensure coordination between the various trades of the A & E consultants.
Budget Management
- Secure construction cost estimates from contractor at each phase of the project.
- Manage the scope & quality of the design such that it meets the budget goals.
Schedule Management
- Secure construction schedules from contractors at each phase of the project.
- Manage the efforts of the A & E consultants and to ensure all activities required to advance the project are completed as per the project schedule.
Construction Management
- Effectively manage GC relations, deliverables, and adherence to schedule
- Monitor construction quality control processes including testing agencies, A&E team site visits, contractor QA/QC. Interface with assigned CA to ensure scope and quality of work is in compliance with contract documents.
- Provide workflow directives and manage change orders.
- Review and process contractor’s monthly applications for payment. Ensure all back-up documentation (particularly lien waivers) is consistent with equity partner and lender requirements. Work with accounting team to produce funding requests. Work with equity partner and lender inspectors to schedule monthly inspections and address any questions. Monitor and expedite monthly funding process.
Project Close-Out
- Manage the certificate of occupancy process with the general contractor and all other city agencies.
- Coordinate between contractor, leasing, and property management staff to develop a reasonable tenant move-in schedule, phasing, and logistics during the balance of the construction.
Basic Requirements
- Experience delivering a minimum of at least 4 multifamily projects of 150 units each or more.
- Project Management Professional (PMP) certificate required
- Ability to identify hot issues and quickly point them out with candor and honesty
- High attention to detail
- High sense of urgency
- Ability to act swiftly and diligently to resolve issues
- Excellent communication skills, both written and oral
- Experience successfully managing policy and systems implementation to achieve organizational objective
- All eligible candidates will be required to complete a background check and E-Verify certification.
