Position Overview:
We are seeking a highly skilled and motivated individual to join our team as a Project Manager to conduct Property Condition Assessments (PCAs). The successful candidate will be responsible for planning and preparing comprehensive PCA reports in compliance with current ASTM E2018 standards and client-specific requests/scopes.
Key Responsibilities:
- Perform on-site evaluations of multi-family, commercial, and industrial properties to assess the condition of major building systems, components, and site improvements.
- Prepare detailed Property Condition Reports (PCRs) in accordance with ASTM E2018 standards and client specifications.
- Provide accurate cost estimates for physical deficiencies identified and categorized as immediate repairs and long-term capital expenditures over the evaluation period.
- Oversee project schedules to ensure timely completion of deliverables, often under tight due diligence deadlines.
- Serve as the main point of contact for clients, contractors, property managers, and internal teams during the assessment process.
- Supervise and mentor field staff or subcontractors during onsite field observations which may include multi-site or complex inspections.
- Review reports for technical accuracy, consistency, and compliance with scope and standards.
- Assist with scoping, budgeting, and writing proposals for PCA-related work.
- Within reason, identify potential code issues, ADA accessibility concerns, and life safety compliance during evaluations.
- Work alongside environmental professionals, structural engineers, and other specialists as needed.
- Perform other project duties, as assigned.
Qualifications:
- Bachelor’s degree in Architecture, Construction Management, Engineering, or a related field.
- Minimum of 3-7 years of experience in conducting property inspections and writing associated Property Condition Reports (PCR).
- Strong knowledge of ASTM E2018 standards and environmental regulations.
- Strong understanding of building systems expected useful lifespans of building improvements, and cost estimating for typical repair and replacement items.
- Excellent analytical and problem-solving skills.
- Proficiency in report writing and documentation.
- Effective communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Valid driver's license and willingness to travel for site assessments.
Preferred Skills:
- Experience supporting Environmental Due Diligence and Building Science teams.
- Experience performing quality or peer reviews on property assessments.
- Experience flying drones commercially and holder of FAA Remote Pilot Certificate (Small UAS; Part 107).
