Job summary

Erland Construction is seeking a motivated Project Manager to lead large-scale residential high-rise developments in the United States. You will drive planning, scheduling, budgeting, and coordination with owners, architects, and engineers from preconstruction through closeout.

You will oversee procurement, subcontracts, change orders, and field safety, mentoring junior staff while delivering projects exceeding $100 million.

Qualifications

  • Bachelor's degree in Engineering, Construction Management, or related field.
  • 6–10 years of project management experience in commercial or residential construction.
  • Proven track record managing projects exceeding $100M.
  • Strong leadership, organizational, and interpersonal skills.
  • Proficiency with Procore, MS Project, Bluebeam, and Excel.
  • Ability to navigate active construction sites safely.

Responsibilities

  • Lead project planning and scheduling with detailed baselines.
  • Coordinate with Superintendent and Project Executive to maintain progress.
  • Manage all project documentation: submittals, RFIs, and permitting.
  • Oversee procurement, buyouts, and subcontracts negotiations.
  • Coordinate change orders and ensure scope alignment.
  • Serve as primary contact for owners, architects, and consultants.
  • Prepare budgets, cost reports, and monthly projections.
  • Ensure field work aligns with quality control and safety standards.
  • Mentor Assistant PMs, Project Coordinators, and Superintendents.
  • Lead project meetings and maintain clear documentation.
  • Oversee project closeout: punchlists, manuals, inspections, financial wrap-up.
  • Support business development through client relationships and networking.

  • Oversee procurement, buyouts, and negotiation of subcontracts and purchase orders
  • Coordinate and implement approved change orders and ensure scope alignment
  • Serve as the primary point of contact for owners, architects, and consultants
  • Prepare and manage budgets, cost reports, and monthly projections
  • Ensure field construction aligns with quality control and safety standards
  • Supervise and mentor Assistant Project Managers, Project Coordinators, and Superintendents
  • Lead project meetings and maintain clear, consistent documentation and communication
  • Oversee project closeout including punchlists, manuals, final inspections, and financial wrap-up
  • Support business development through client relationship management and industry networking
Qualifications
  • Bachelors degree in Engineering, Construction Management, or related field 2r – or equivalent experience
  • Minimum6-10 yearsof project management experience in commercial or residential construction, with a strong preference for high-rise residentialexperience
  • Proven success managing projects exceeding $100m
  • Strong leadership, organizational, and interpersonal skills
  • Proficiency in project management tools and software, including Procore, MS Project, Bluebeam, Excel
  • Deep understanding of construction drawings, contracts, schedules, and budget tracking
  • Ability to physically navigate active construction sites
  • Ability to lead and coach teams in a collaborative and respectful work environment
  • Experience with business development, networking, and professional industry engagement

    Salary Range

  • The anticipated base salary for the Project Manager role is $120,000 - $165,000.Please note that base pay is only one part of Erlands total compensation package. Your actual salary will be determined by your unique skills, experience, education, and specific qualifications. Because we stay competitive, our ranges are reviewed regularly against market trends and may vary by geographic location.
