Job summary

Onshore Construction & Development, Inc. is seeking an experienced, highly motivated Project Manager to lead the successful execution of luxury custom residential construction projects.

This role oversees all phases from pre-construction planning through final completion, maintaining craftsmanship, financial performance, schedule adherence, and client satisfaction. The ideal candidate is proactive, detail-oriented, with strong leadership and independent judgment to coordinate project teams,

Qualifications

• Minimum of 5 years of construction project management experience.
• Experience managing budgets, schedules, contracts, and subcontractor relationships.
• Strong knowledge of residential construction methods, materials, sequencing, and quality standards.
• Ability to exercise independent judgment, set priorities, and make informed decisions.
• Excellent leadership, organizational, communication, and problem-solving skills.
• Ability to manage multiple responsibilities with attention to detail.

Responsibilities

• Lead and manage all phases of luxury custom residential construction projects.
• Oversee planning, scheduling, coordination, and execution.
• Evaluate priorities, resolve challenges, and implement effective solutions.
• Establish milestones, monitor progress, and address delays.
• Collaborate with superintendents and field personnel to ensure adherence to specs.
• Direct subcontractors, vendors, consultants, and internal teams to meet obligations.
• Evaluate subcontractor performance and schedule adherence.
• Provide project direction and set clear expectations for quality and timelines.
• Coordinate with field leadership to resolve challenges and maintain operations.
• Serve as primary client liaison and maintain professional relationships.

Financial&ContractManagement

• Develop,manage,andmonitorprojectbudgets,costprojections,schedules,andfinancialforecasts.
• Evaluateprojectexpenditures,identifycost-savingopportunities,andimplementstrategiestomaintainprofitability.
• Administersubcontractoragreements,changeorders,purchasecommitments,andproject-relateddocumentation.
• Reviewprojectcosts,assessfinancialrisks,andrecommendcorrectiveactionwhennecessary.
• Supportprocurementplanningandcoordinatematerialselections,purchasingactivities,andlong-leaditems.

Subcontractor&TeamCoordination

• Directandcoordinatesubcontractors,vendors,consultants,andinternalprojectteamstomeetcontractualobligationsandperformanceexpectations.
• Evaluatesubcontractorperformance,workmanship,andscheduleadherence.
• Provideprojectdirectionandestablishclearexpectationsforquality,timelines,anddeliverables.
• Workcloselywithfieldleadershiptoresolveconstructionchallengesandmaintainproductiveprojectoperations.

ClientRelations&QualityAssurance

• Serveasaprimarypointofcontactforclients,architects,designers,andotherprojectstakeholders.
• Maintainprofessionalrelationshipsthroughconsistentcommunication,transparency,andresponsiveness.
• Overseethecoordinationandexecutionofcustomarchitecturaldetails,specialtyfinishes,andclient-specificrequirements.
• Ensureprojectsmeetcompanyqualitystandards,approvedplans,contractualrequirements,andapplicablebuildingcodes.

Qualifications&Experience
