Job summary

Austin Commercial seeks a Project Manager I in Austin, TX to lead project planning, scheduling, cost control and subcontractor management on complex commercial builds. You will collaborate with PM II, superintendents, and design teams to ensure on-time delivery and quality while maintaining safety and budget controls.

Qualifications

• B.S. in construction management/science, engineering, or related field.
• 4+ years’ work experience in the construction industry.
• OSHA 30-Hour Construction Industry Outreach Training (may obtain within first year).
• Experience with project manager software.
• Experience with cost projection, scheduling, financial analysis, budget reviews and labor reports.
• Ability to build and manage direct reports.

Responsibilities

• Assist the project manager II (PM II) with planning, scheduling and coordinating all phases of the project.
• Work with PM II during plan development with owners and architects (value engineering and preliminary budget estimates).
• Oversee startup activities with the superintendent (site logistics, safety, and traffic coordination).
• Review subcontractor bids, ensure bonds/insurance, and resolve contract issues.
• Ensure contract terms and specs are met; inspect work for quality and compliance.
• Approve subcontractor work and manage pay requests and retainage.
• Maintain cost accounting and monthly job status reports; analyze variances.
• Prepare monthly pay requests for owners/architects.
• Develop and update a master construction schedule with CPM updates.
• Distribute changes for pricing and negotiate proposals with owner approvals.
• Ensure compliance with laws, policies, and safety practices.
• Complete closeout documentation and final reports.
