Project Manager – Facilities
Reports To: Operations Manager
Salary: $75,000–$95,000 annually (Exempt/Salaried)
Position Summary
The Project Manager (PM) provides estimating and project management services and oversees the execution of maintenance work orders and service agreements. The PM also performs maintenance-related tasks as needed.
Essential Duties And Responsibilities
- Develop and maintain positive relationships with clients.
- Estimate projects and prepare budgeted proposals for clients upon approval from the Operations Manager.
- Negotiate and execute service contracts.
- Prepare construction schedules.
- Complete project-specific daily reports and photographs.
- Attend client meetings.
- Coordinate, oversee, and manage building repair and maintenance work performed by technicians, vendors, and contractors.
- Review work orders to ensure assignments are completed accurately and on time.
- Ensure projects are completed on schedule.
- Conduct facility inspections and prepare final reports.
- Obtain and review price quotes for the procurement of materials, services, and labor.
- Manage capital projects and prepare operating budgets and variance reports.
- Manage vendor relationships.
- Review invoices and ensure accurate cost coding.
- Perform a variety of maintenance-related tasks.
- Perform other duties as assigned.

- Ensure safe working conditions for all employees, subcontractors, and visitors at the office and job sites.
- Enforce all established safety regulations and safe work practices.
- Take appropriate action to ensure compliance with safety policies and procedures.
- Comply with and implement OSHA regulations on company premises and job sites.

- Intermediate proficiency in Microsoft Office applications, including Outlook, Word, Excel, and Project.
- Ability to create and edit Adobe PDF documents.

- Exceptional attention to detail.
- Ability to manage multiple tasks and maintain excellent follow-up with internal and external stakeholders.

- Fluent in English.
- Reliable personal transportation and a driving record that meets HCI's and its insurance carrier's standards.

Preferred/Considered
- High school diploma or General Educational Development (GED) certificate required.
- Minimum of two years of related experience and/or training.
- Associate's or bachelor's degree preferred, with a focus in business, technical, construction, or management-related fields.

Physical Requirements and Working Conditions
- Ability to lift and carry at least 25 pounds.
- Ability to work in all weather conditions and construction environments.
- Travel to job sites and client locations is required.
- Frequent standing, walking, bending, and climbing ladders.
