POSITION SUMMARY
The Paint Project Manager/Estimator will be responsible for obtaining all relevant project specifications, determining the most appropriate building materials, and securing favorable prices on all resources. The Paint Project Estimator/Project Manager will work closely to ensure that all project requirements, deadlines, and schedules are on track. Responsibilities include but are not limited to; submitting project deliverables, preparing status reports, and establishing effective project communication plans as well as the proper execution of said plans.
ESSENTIAL FUNCTIONS
- Collecting all pertinent documents including property plans, technical drawings, and project specifications.
- Studying documentation, meeting with clients, and inspecting the construction site to fully understand the scope of work required.
- Reviewing and interpreting blueprints, schematics, and construction drawings.
- Collaborate with architects, engineers, and contractors to build high-quality structures.
- Deciding on the most appropriate labor, material, and equipment resources for each project.
- Outlining the work plan to gauge how much time will be needed to complete each project.
- Performing risk assessments to account for potential deviations from the project plan.
- Accounting for the use of our resources, plus a reasonable profit margin to calculate an overall price.
- Drafting proposals that detail projected materials, costs, and time frames.
- Meeting with clients to discuss their thoughts and concerns about our offers.
- Coordinating project requirements, deadlines, and schedules.
- Overseeing the workflow of projects from start to finish, in accordance with the VPI Project Manager Master Workflow.
- Meeting with project team members to identify and resolve issues.
- Submitting project deliverables and ensuring that they adhere to quality standards.
- Preparing status reports by gathering, analyzing, and summarizing relevant information.
- Prepare project budget projections and control costs within agreed upon limits.
- Negotiating contracts with service providers, suppliers, and subcontracts to encourage competitive pricing.
- Monitoring the construction process from planning to completion, ensuring projects are delivered on time and within budget.
- Establishing effective project communication plans and ensuring their execution.
- Facilitating change requests to ensure that all parties are informed of the impacts on schedule and budget.
- Coordinating the development of user manuals, training materials, and other documents as needed to enable successful implementation and turnover of the process or system to the clients.
- Identifying and developing new opportunities with clients.
- Obtaining customer acceptance of project deliverables.
- Managing customer satisfaction within the project transition period.
- Conducting post-project evaluation and identifying successful and unsuccessful project elements.
- Be involved from time-to-time in recruiting, training, coaching, and mentoring.
- Attend project management related meetings and be involved in committees, as required.
- Other duties and tasks, as assigned periodically.
SUCCESS FACTORS
- Experience with prevailing wage required.
- Experience in the commercial painting field required.
- Experience with commercial painting unions preferred.
- Outstanding research and proposal writing skills.
- Proven experience in project and budget management, preferably in the commercial painting field.
- Ability to lead project teams of various sizes and see them through to completion.
- Strong understanding of formal project management methodologies.
- Ability to complete projects in a timely manner.
- Ability to professionally represent our company with clients, customers, and the community.
- Ability to directly supervise job supervisory personnel, consultants, and suppliers.
- Ability to take direction and integrate with various departments within the company.
- Ability to adapt to varying workloads, job responsibilities, deadline fluctuations, and customer relationships on multiple projects simultaneously.
- Takes the initiative to work independently on executing job duties, with minimal oversight.
- Strong attention to detail.
- Excellent understanding of commercial painting estimating and pricing.
- Familiarity with Bluebeam software for documentation management.
WORKING CONDITIONS/PHYSICAL REQUIREMENTS
- Daily desk work and computer work.
EXPERIENCE AND EDUCATION
- A bachelor’s degree or master’s degree in construction management, engineering, or a related field.
- 2+ years of experience in project estimating and project management with Northern California Unions is required.
- Proficient with On-Screen Takeoff (OST).
- Experience with reading, evaluating, and negotiating contractual terms and conditions.
