Job description

Job Summary

The Project Manager has an important role in the execution of capital and tenant improvement related work in RXR’s growing portfolio. The primary responsibilities of this position are in support of advancing multiple projects through their design and pre-construction phases. The primary responsibilities of this position include supporting multiple projects through the design and pre-construction phases by carefully selecting and managing a range of consultants, including architects and engineers, throughout both the documentation process and the initial contract setup and administration process. This requires participation in the Leasing and sales process along with development of lease parameters, project budgets, and design solutions. Further, this involves tasks related to oversight of multiple team members in assembling the project consultant team and managing their work through the design phase of the project. Also, overseeing the aesthetic and technical design process, the solicitation of municipal approvals, and completing design documents. The Project Manager must be professional, ethical, diligent and above all entrepreneurial during all phases of the job. The essence of this position is the execution of Company strategies and adherence to portfolio standards to provide consistent capital and tenant improvement projects with high quality design solutions that amply address project goals. Responsibilities
  • Assure projects are designed in accordance with RXR direction and goals as well as lease specified work letters and criteria
  • Serve as a design and technical resource for Leasing team members, participate in Lease negotiations
  • Manage multiple projects simultaneously
  • Works closely with cross-functional teams through all stages of design, partnering with Leasing, Precon, Construction and Marketing to define design direction and project protocols throughout the process.
  • Develop space plans and test fits for corporate interiors projects
  • Develop in-house scope plans, aesthetic direction discovery, and imagery for capital improvement projects
  • Initiate design process for tenant improvement projects following lease execution, guide other team members in the PreConstruction process
  • Oversee quality control related to the work of consultants
  • Maintain portfolio standards
  • Level proposals and present award recommendations
  • Develop and negotiate contracts for consultants
  • Manage pre-construction budgets and schedules
  • Monitor consultant invoicing
  • Manage relationships with consultants
  • Interface with construction team

  • Project Execution & Delivery: Effectively supports large-scale capital improvement and repositioning projects. Demonstrates ability to manage priorities, meet deadlines, and deliver high-quality work under pressure.
  • Regulatory & Compliance Awareness: Familiar with NYC DOB filing, expediting processes, and local project requirements. Ensures alignment with regulatory standards throughout project lifecycle.
  • Systems & Tools Proficiency: Utilizes design and productivity tools effectively, including AutoCAD and Microsoft Office Suite (Excel, Word, Outlook), to support project planning and execution.
  • Analytical Thinking: Applies strong analytical skills to evaluate design, space utilization, and project requirements. Uses data and insights to inform decisions.
  • Communication & Interpersonal Effectiveness: Builds strong relationships across stakeholders. Demonstrates strong listening skills, clear communication, and the ability to collaborate effectively within a team environment.
  • Professionalism & Judgment: Exercises sound judgment and maintains a high level of professional conduct and presentation. Demonstrates accountability, organization, and attention to detail.
  • Drive & Work Ethic: Highly motivated self-starter with strong organizational skills. Demonstrates diligence, focus, and the ability to manage multiple priorities in a fast-paced environment.
Required Experience and Education
  • Minimum 5 years of related experience.
  • Minimum 4-year B.S. in Architecture or Bachelor of Science in Interior Design. A 5-year professional degree in architecture is preferred.
  • RXR will not be able to provide NYS qualifying experience towards ARE
  • LEED accredited a plus
  • Prior NYC project experience preferred
  • Prior experience working with Landlord/Owner clients; prior experience working in-house for a Landlord/Owner is a plus
  • Prior experience with larger scale capital improvements and repositioning projects
  • Conversant in commercial real estate and lease concepts
  • Proficiency in space planning for corporate interiors
  • Knowledge of NYC DOB filing and expediting processes preferred.
  • Understanding of Mechanical, Electrical, Fire Protection, and Plumbing systems
  • High level architectural technical skills

Proficiency in Microsoft Office Suite, Adobe Creative Suite, Bluebeam, and Autodesk AutoCAD is required and proficiency in BIM(Revit) 3D modeling experience preferred.

The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience). Bonus eligible.

Pay Range: $95,000 USD - $115,000 USD
