Job summary

Overlook Homes in Chapel Hill area seeks an experienced project leader to own high-end residential builds. You will be the face of projects, managing client relationships, budgets, and schedules across multiple sites with two site superintendents handling field work.

This remote-flexible role requires proximity to sites and offers a $140,000 base plus performance bonus, four weeks PTO, holidays, and benefits. You’ll report directly to ownership with significant decision authority.

Qualifications

• 5+ years managing residential construction projects end to end, including work in the $1M+ range.
• Demonstrated financial ownership: you've held a budget, managed change orders, and answered for margin.
• Genuine design literacy - comfortable in a plan set and in a conversation with an architect.
• Strong written communication. We'll ask for a writing sample: a real client email you'd actually send.
• Software fluency. We run on Buildertrend, Slack, and Google Drive. Experience with Buildertrend, CoConstruct, or Procore translates fine.
• Based in or willing to relocate to the greater Chapel Hill area. The schedule is flexible; the geography isn't.
• Self-directed. Nobody will be watching your calendar.

Chapel Hill · Hillsborough · Durham · $140,000 base + bonus tied to project performance and profitability · Remote-flexible, locally based - no required office hours

The scope

You'll carry roughly $4 million in gross revenue across about four concurrent projects - think two new builds around $1.5M each plus a substantial renovation. You'll work through two site superintendents who run the field. They handle what happens on site. You'll handle everything the client sees, everything the schedule depends on, and every dollar.

This is a desk-and-phone job with regular time in the field. You'll be on site because a decision requires you there or a client meeting is scheduled - not because something is on fire and no one else can handle it.

Where you work is largely up to you. We have a shop in Hillsborough and you're welcome in it, but there are no required office hours. What the role does require is that you live close enough to reach any of our sites the same day.

What you'll own

Who we're looking for

You've run high-end residential projects and you're comfortable being the face of them. You write well - at our price point, client communication is the job, and a clear written update is worth more than a reassuring phone call.

You can read a plan set and understand what the architect was going for. When a substitution comes up, you can tell the difference between one that protects the design intent and one that quietly erodes it. This matters to us more than almost anything else, and it's rarer than it should be.

You are direct with clients about bad news, early. You'd rather deliver a difficult number on a Tuesday than a worse one three weeks later.

You want ownership, not supervision. You'll have direct access to the owner and real decision authority. Nobody is going to check your work.

Experience

Compensation
