You will own the full lifecycle, manage budgets and schedules, oversee quality, and be the main liaison between homeowners, architects, designers, trade partners, and internal teams.

The role emphasizes coordinating permits, site visits, risk management, and ensuring design intent is maintained from preconstruction through closeout.

Custom Home Project Manager

About the Role

A leading luxury custom home builder in the Raleigh, NC area is seeking an experienced Custom Home Project Manager to lead the delivery of residential and luxury custom home projects. This role owns the full project lifecycle — budget, schedule, quality, and client experience — and serves as the primary point of coordination between homeowners, architects, designers, trade partners, and internal field Superintendent teams to deliver a high-end custom home on time and on budget.

Key Responsibilities

• Manage all phases of custom home construction, from permitting and preconstruction planning through framing, finishes, punch list, and closeout
• Develop and maintain project budgets, schedules, and cost forecasts; track change orders, allowances, and selections throughout the build
• Coordinate and supervise subcontractors and trade partners, ensuring quality workmanship consistent with luxury/custom finish standards
• Serve as the primary client-facing point of contact, providing regular updates and managing expectations on schedule, budget, and design decisions
• Partner closely with architects, designers, and engineers to resolve constructability issues and maintain design intent throughout construction
• Conduct regular site visits and quality-control walkthroughs to ensure work meets plans, specifications, and company standards
• Manage permitting, inspections, and compliance with local building codes and jurisdictional requirements
• Coordinate material procurement and lead times for custom/specified finishes, fixtures, and architectural details
• Identify and mitigate project risks, resolving field issues proactively to protect schedule and budget
• Support pre-construction estimating and constructability review on new pursuits as needed

Qualifications

• 7+ years of construction project management experience, with a strong preference for custom or luxury residential home building
• Proven ability to manage multiple concurrent projects and budgets ranging from high six figures into multi-million-dollar custom home builds
• Strong working knowledge of residential construction methods, sequencing, and finish-level detailing typical of custom/luxury homes
• Experience managing client relationships directly, including expectation-setting around design changes, selections, and budget impacts
• Familiarity with local permitting processes and building codes
• Proficiency with construction management software (e.g., Buildertrend, CoConstruct, Procore, or similar) and scheduling tools
• Strong organizational, communication, and problem-solving skills; comfortable managing a fast-paced, detail-intensive build process
• Bachelor’s degree in Construction Management, Engineering, or related field preferred, or equivalent field experience
• Valid driver’s license and reliable transportation for site visits

• Base salary of $100K-$130K, commensurate with experience, plus performance bonus
