Job description

POSITION OVERVIEW

A well-established, commercial real estate property management firm is seeking a hands-on, solutions-oriented Project Manager with 8+ years of experience to help grow its project management function. Based in the Philadelphia area, this role is ideal for a project management professional who combines strong field experience with project administration, budgeting, contract negotiation, and communication skills. The successful candidate will be comfortable taking ownership of multiple projects, independently solving problems, and driving initiatives from initial scope through completion.

The position focuses exclusively on capital improvements, tenant build-outs, deferred maintenance, and major building system upgrades across a regional commercial portfolio. Working closely with property management, leasing, and acquisitions teams, the Project Manager will oversee contractors and consultants, manage budgets and schedules, and help improve the functionality and long-term value of the portfolio. Some regional travel will be required as projects arise.

KEY RESPONSIBILITIES
  • Capital Improvements: Manage major building upgrades, including roof replacements, façade restorations, elevator modernizations, HVAC and chiller replacements, and other infrastructure improvements.
  • Tenant Build-Outs: Oversee office and retail build-outs, including interior renovations and customized tenant spaces.
  • Deferred Maintenance: Assess building conditions, identify repair needs, develop scopes of work, and coordinate corrective action for aging building systems.
  • Project Planning: Develop project scopes, budgets, schedules, and procurement strategies; monitor costs, timelines, quality, and change orders throughout construction.
  • Contractor & Consultant Management: Solicit and evaluate bids, negotiate contracts, and oversee general contractors, architects, engineers, and specialty subcontractors.
  • Site Oversight: Conduct site visits, monitor construction progress, troubleshoot issues, and ensure work meets project specifications and quality standards.
  • Cross-Functional Collaboration: Partner with property managers, leasing, and acquisitions teams to prioritize projects and coordinate work around building operations and tenant needs.
  • Project Administration: Review drawings, specifications, contracts, pay applications, and project documentation while maintaining clear communication with internal and external stakeholders.
QUALIFICATIONS
  • 8+ years of experience in construction, capital project management, owner's representation, or a related field.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, or a related discipline.
  • Strong knowledge of commercial building systems, including HVAC/MEP, roofing, elevators, façades, and general building infrastructure.
  • Experience managing capital projects and tenant build-outs from initial scope and budgeting through construction and close-out.
  • Ability to read and interpret architectural, structural, and MEP drawings and specifications.
  • Strong budgeting, scheduling, contract negotiation, vendor management, and problem-solving skills.
  • Proficiency in Microsoft Project or Primavera, Excel, and construction management platforms such as Procore.
  • Established relationships with qualified contractors, architects, and engineers in the Philadelphia/Northeast market are a plus.
  • Experience managing build-outs or projects involving government tenants or agencies is also a plus.
  • Willingness to travel periodically to properties throughout the region.
