Advice Personnel in the Philadelphia area is seeking a hands-on Project Manager with 8+ years of experience to lead capital-improvement programs for a regional commercial portfolio. You will own scopes, budgets, schedules, and contractor coordination from initial planning through close-out.

The role emphasizes managing capital projects and tenant build-outs, coordinating with property management, leasing, and acquisitions teams, and traveling regionally as needed.

Formación

• 8+ years in construction or capital project management, owner's representation, or related field.
• Bachelor's degree in Construction Management, Civil Engineering, Architecture or Real Estate Development.
• Strong knowledge of commercial building systems (HVAC/MEP, roofs, elevators, façades).
• Experience managing capital projects and tenant build-outs from scope to close-out.
• Ability to read and interpret architectural, structural, and MEP drawings.
• Proven budgeting, scheduling, contract negotiation, and vendor management skills.
• Proficiency with MS Project or Primavera, Excel, and Procore.
• Existing relationships with Philadelphia/Northeast market contractors and engineers are a plus.

Responsabilidades

• Capital Improvements: manage building upgrades including roof, façade, elevator, HVAC, and infrastructure projects.
• Tenant Build-Outs: oversee interior renovations and customized tenant spaces.
• Deferred Maintenance: assess conditions, develop scopes, coordinate corrective action.
• Project Planning: create scopes, budgets, schedules, procurement strategies; monitor costs and timelines.
• Contractor & Consultant Management: solicit bids, negotiate contracts, oversee GC/architect/engineer teams.
• Site Oversight: conduct visits, monitor progress, troubleshoot issues, ensure quality.
• Cross-Functional Collaboration: align with property managers, leasing, and acquisitions.
• Project Administration: review drawings, contracts, pay apps, and maintain stakeholder communications.
