Job summary

Confidential Employer is seeking a seasoned Project Manager to lead Division 8 doors, frames, and hardware projects from planning to closeout in Charlotte or Raleigh, NC. The role requires hands-on management, scheduling discipline, and coordination with clients, contractors, and vendors on site.

You will oversee procurement, submittals, and field execution, ensuring quality and timelines. Eligible candidates have 3+ years of commercial experience in doors hardware and US work authorization.

Qualifications

  • 3+ years of Division 8 project management experience on doors, frames, and architectural hardware.
  • Experience with commercial doors, hardware distributors or building-products company.
  • Ability to read and interpret architectural plans, specifications, contracts, door schedules, hardware sets, submittals, and change orders.
  • On-site work in Charlotte or Raleigh, North Carolina.
  • U.S. work authorization without sponsorship.

Responsibilities

  • Manage Division 8 doors, frames, hardware projects from setup through completion.
  • Lead, organize, and coordinate project teams to keep work progressing on schedule.
  • Maintain strong relationships with clients, general contractors, architects, vendors, manufacturers, subcontractors, and field teams.
  • Review contracts, architectural plans, specifications, door schedules, hardware sets, submittals, and other project documents.
  • Coordinate hollow-metal frames, commercial wood doors, architectural hardware, access-control components, and related materials.
  • Prepare and manage submittals, RFIs, change-order pricing, project folders, field packages, and closeout documentation.
  • Monitor project schedules, procurement timelines, production, job performance, cost control, and outstanding project issues.
  • Coordinate material purchasing, vendor communication, fabrication schedules, delivery dates, stocking plans, and installation requirements.
  • Communicate regularly with field teams to track progress, resolve challenges, and confirm installations meet project requirements.
  • Visit active job sites as needed to support field operations, verify site conditions, and address coordination issues.
  • Review invoices, purchase orders, requisitions, projections, billing, and month-end project reporting.
  • Identify discrepancies between plans, specifications, hardware schedules, and field conditions before they affect project performance.
  • Represent the company professionally during client meetings, project discussions, job-site visits, and coordination meetings.
  • Support estimating procedures, technical policies, project-management systems, and field processes.
  • Manage multiple projects simultaneously while maintaining accuracy, organization, urgency, and strong client communication.

Location

  • This is an on-site position based in either Charlotte or Raleigh, North Carolina.
  • Work closely with leadership, field teams, vendors, general contractors, architects, and clients throughout the surrounding commercial construction market.
  • Candidates must be able to commute to and work from one of these office locations.

Note

  • Candidates must have at least 3 years of commercial Division 8 project management experience involving doors, frames, and architectural hardware.
  • General commercial construction project management experience without direct doors, frames, and hardware experience will not qualify.
  • Candidates must be authorized to work in the United States without current or future sponsorship.

  • Experience managing procurement, material lead times, vendor relationships, field coordination, project documentation, and project financials.
  • Understanding of job costing, purchase orders, billing, forecasting, change-order management, and cost control.
  • Strong organizational, analytical, communication, negotiation, and problem-solving skills.
  • Ability to work independently, meet deadlines, and manage multiple priorities in a fast-paced construction environment.
  • Experience with project-management, estimating, takeoff, or cost-management software is preferred.
  • Ability to work on-site in either Charlotte or Raleigh, North Carolina.
  • U.S. work authorization without current or future sponsorship.
