Job summary

Stock Five Development, Inc. is seeking a highly organized Project Manager to oversee commercial retail developments from lease execution to rent commencement.

This position reports directly to the Development Manager and ensures projects stay on schedule, within budget, and comply with tenant, municipal, and company requirements. The ideal candidate has 3–5 years of experience managing commercial vertical construction projects and understands entitlement, permitting, and preconstruction.

Qualifications

• Bachelor's degree in CM / Civil Eng / Arch / Real Estate Development or related field.
• 3–5 years of experience in commercial development or vertical construction.
• Experience with entitlements, planning approvals, permitting, and municipal review processes.
• Strong budgeting, bid analysis, and scope review skills.
• Proficiency in MS Office; MS Project, Bluebeam, Procore a plus.

Responsibilities

• Manage commercial development projects from lease execution through rent commencement.
• Maintain project schedules, budgets, and milestones.
• Coordinate entitlement, permitting, and agency approval processes.
• Review plans for completeness, constructability, and lease compliance.
• Coordinate with consultants, contractors, municipalities, and internal stakeholders.

Stock Five Development, Inc. is seeking a highly organized and self-motivated Project Manager to oversee commercial retail development projects from lease execution through rent commencement. This position reports directly to the Development Manager and plays a critical role in delivering projects on schedule, within budget, and in accordance with tenant, municipal, and company requirements.
The ideal candidate has experience managing commercial vertical construction projects and understands the entitlement, permitting, and preconstruction process for national retail developments. This individual will coordinate with consultants, contractors, municipalities, utility providers, and internal stakeholders to keep projects moving efficiently while proactively identifying and resolving issues.

Key Responsibilities

• Manage commercial development projects from lease execution through rent commencement.
• Maintain project schedules, budgets, and critical milestones.
• Coordinate entitlement, permitting, and agency approval processes.
• Review civil, architectural, structural, MEP, and landscape plans for completeness, constructability, and consistency with lease requirements.
• Review jurisdiction comments and agency requirements; coordinate responses with consultants and design teams.
• Solicit, analyze, and level contractor bids to ensure competitive pricing and complete scopes of work.
• Review contractor scopes, proposals, value engineering opportunities, and project budgets.
• Track project costs and assist with budget management throughout the development process.
• Coordinate with architects, engineers, surveyors, geotechnical consultants, contractors, utility providers, and governmental agencies.
• Communicate project status, risks, schedule impacts, and recommended solutions to the Development Manager and project team.
• Ensure project documentation, permits, approvals, and project files remain accurate and current.
• Identify potential schedule or budget risks early and proactively develop solutions.
• Assist in maintaining project schedules and ensuring critical deadlines are achieved.

Requirements

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, or a related field preferred.
• 3–5 years of experience managing commercial development or commercial vertical construction projects.
• Experience with entitlements, planning approvals, permitting, and municipal review processes.
• Understanding of commercial construction documents, project scheduling, and preconstruction activities.
• Experience coordinating multiple consultants and contractors simultaneously.
• Ability to review plans, identify discrepancies, and communicate solutions effectively.
• Strong understanding of project budgeting, bid analysis, and scope review.
• Excellent organizational, communication, and problem-solving skills.
• Proficiency in Microsoft Office Suite; experience with Microsoft Project, Bluebeam, Procore, or similar construction management software is a plus.
• Valid driver's license and ability to visit project sites as needed.

Preferred Experience

Candidates with experience developing projects for national retail tenants are strongly preferred. Experience working with convenience stores, quick-service restaurants, automotive retail, or other single-tenant commercial developments is highly desirable.
