Job Title: Project Manager

Job Summary

The Bunnell Hill Construction Project Manager is responsible for leading and managing all phases of construction projects, including assisting in the sales process, estimating, coordination, bidding, budgeting, scheduling, pay applications, and project oversight.

Essential Functions
  1. Assist in developing and preparing all pre-construction activities, including Work Breakdown Structure (WBS) development and understanding RFP processes.
  2. Support Business Development by interacting with clients and potential clients, and participating in presentations and interviews to secure new projects.
  3. Collaborate with Design Team throughout the project design lifecycle, providing constructability reviews, cost analysis, and design redirection to maintain budget integrity.
  4. Analyze bid packages, negotiate subcontracts, and manage material buyouts.
  5. Coordinate with Operations to ensure project goals are realistic and complete, including permitting, scheduling, staffing, logistics, and conditions.
  6. Manage project progression, including submittals, change orders, scheduling, conflict resolution, documentation, quality assurance, and safety planning.
  7. Oversee project costs, forecast and analyze expenses, assemble schedule of values, evaluate risks, and analyze profitability through project close-out. Overnight travel and overtime may be required.
Education and Experience Requirements
  • Bachelor's degree in Engineering, Architecture, Construction Management, or equivalent.
  • 8+ years managing commercial construction projects in a general contracting environment.
  • Proficiency in Microsoft Office Suite; familiarity with On-Screen Take-off Software (OST, Bluebeam), AutoCAD/REVIT is a plus; experience with Scheduling Software (Suretrack, Microsoft Project).
  • Experience in developing project scopes and cost models based on design documents and scope narratives.
  • Self-motivated, collaborative, problem solver, able to work independently.
  • Knowledge of subcontractors and vendors suitable for specific project schedules and scales.
